The Haryana Real Estate Regulatory Authority (HRERA) has rejected an application by Godrej Developers and Properties LLP seeking extension of registration for their Godrej Air Phase 4 housing project in Sector 85, Gurugram. The original registration granted in 2018 was valid till 2023. However, deficiencies were observed in the extension application regarding project details and documents. Despite reminders by the authority, the deficiencies were not rectified. In February 2024, HRERA issued a final notice and has now rejected the application. It has also warned against third-party rights and advised caution for people to make any bookings. Godrej Developers said they are responding to queries and will make representations to set aside the order.
The Haryana Real Estate Regulatory Authority (HRERA) has rejected Godrej Developers and Properties LLP's application seeking extension of registration for their Godrej Air Phase 4 housing project in Sector 85, Gurugram.
The original registration was granted in December 2018 and was valid till June 2023, by when the project was to be completed. Godrej applied with RERA Gurugram seeking further extension of the registration to complete the project, moving an application under Section 6 of the RERA Act.
The Authority observed several deficiencies in the application, including a mismatch between details provided in the project's quarterly progress report (QPR) and those mentioned in the CA certificate. The application also lacked some details related to renewal of license and bank balance. Despite multiple reminders from the Authority, the promoter failed to rectify these deficiencies.
The Authority sent a final show cause notice in February this year for rejection of the application and has now rejected the application for extension of registration of the project. The HRERA Order further stated that the bank account of the project will be frozen and a compliance letter to this effect will be sent to the bank.
The Authority has also warned Godrej Properties against creating any third-party rights and has cautioned the general public to not book any property in the project.
In response, Godrej Promoters & Developers LLP said that they have continuously been responding to the queries raised by the Authority and have been submitting the relevant documents with the Authority. They are also in the process of making a representation in front of the authority requesting them to set aside the interim directions passed in the current order.

Godrej Properties sold inventory worth INR 2,690 crore in Godrej Reserve in Kandivali, Mumbai in Q4FY24. It also sold inventory worth over INR 2,875 crore in its project, Godrej Aristocrat, located in Sector 49 on Golf Course Extension Road, Gurugram, and achieved sales worth over INR 2,000 crore in its project, Godrej Tropical Isle in Noida in Q2 FY24, the company said.
