Bollywood star Tiger Shroff expands his property portfolio with a INR 7.5 crore home in Pune

The 4,248 sq ft 4.5 BHK apartment is located in the developing township of Hadapsar. Documents show that Shroff immediately leased the property for INR 3.5 lakh monthly rent to a beverage company. He also owns a INR 35 crore apartment in Mumbai's Khar. Many Bollywood actors like Akshay Kumar, Ajay Devgn and Mrunal Thakur are actively investing in the booming real estate market through purchases, sales and leases to capitalize on opportunities.

Bollywood actor Tiger Shroff has purchased a INR 7.5-crore home in Pune city. The 4,248-square feet property is part of the premium Yoo Pune project in Hadapsar, and is developed by renowned real estate firm Panchshil Realty.

According to documents accessed from real estate database platform Zapkey, the actor bought the property from ASN Properties Private Limited and paid a stamp duty of INR 52.5 lakh. The registration took place on March 5, 2024.

The luxurious residential project with six sprawling towers is surrounded by five acres of lush greenery. According to its official website, the project consists of spacious 4.5 BHK apartments and penthouses with a variety of amenities.

Hadapsar is a rapidly developing town in eastern Pune with a mix of residential complexes, tech parks and corporate offices. Hadapsar offers excellent connectivity with the rest of the city, making it an ideal choice for both residential and commercial property investments. It is well connected to the Pune-Solapur Highway and Mumbai-Pune Expressway and is just a few kilometers away from the Pune Railway Station and Pune International Airport. The presence of numerous IT parks, industrial sheds and corporate offices along with shopping malls, educational institutes, schools, hospitals, and banks, make it a self-sufficient and highly sought-after area.

Immediately after the acquisition, the actor leased out the property for a monthly rent of INR 3.5 lakh. The tenant is Cherise India Private Limited, a company involved in the business of beverages. The lease is for a period of five years and the tenant has paid a deposit of INR14 lakh. The document showed a provision for a 5% rent escalation every year.

Shroff also owns an eight-BHK apartment in the Khar area in Mumbai. The lavish apartment is located in Rustomjee Paramount and is valued at almost INR 35 crore. Khar is an upscale neighbourhood of Mumbai. Recently, actor John Abraham purchased a 13,138 sq ft bungalow in Linking Road for over INR 75 crore.

Shroff is among the growing list of Bollywood celebrities like Akshay Kumar and Ajay Devgn who see real estate investment as a prudent financial move. These actors frequent the real estate market and have a diverse property portfolio. Bollywood actor Mrunal Thakur along with her father had bought two apartments worth INR 10 crore earlier this year from Kangana Ranaut's family in Mumbai's Andheri West area.

Apart from purchases, Bollywood actors have also been selling and leasing out properties to grab the opportunities presented by the present real estate boom. Last year, Boney Kapoor and his two daughters Jahnvi Kapoor and Khushi Kapoor sold four flats in Andheri West, Mumbai for over INR 12 crore. Actor Ranveer Singh sold two flats at Oberoi Exquisite in Goregaon, Mumbai, for INR 15.24 crore.
