NBCC (India) Limited, the government's construction arm, is set to undertake the development of a INR 2000 crore mixed-use project in Kerala. The project is located on a 17.9-acre land parcel owned by the Kerala State Housing Board at Marine Drive in Kochi. It will be executed in two phases and will involve the construction of a mixed-use commercial-cum-residential complex, with a built-up area of approximately 71,900 sq.m and 3,20,700 sq m, reflecting a total built-up area of 3,92,600 sq m.
The development plan, designed by NBCC, divides the land parcel into two parts: 3.16 acres and 14.74 acres, taking into account land orientation and commercial viability. The project's concept note was prepared by NBCC and is slated for approval by an empowered committee of the state government. The proposed development includes two distinct pockets: one for mixed-use development featuring commercial/office facilities and residential flats, and the other for a residential complex with an associated commercial facility, a 2500-person convention center, and a hotel.
The project aims to emulate a mini smart city, incorporating sustainable features such as solar power, rain harvesting, sewage treatment plants (STP), and biodegradable and non-degradable waste disposal systems. The development is expected to enhance the urban landscape and contribute to the economic and social fabric of Kochi. The emphasis on sustainability aligns with contemporary urban development trends, focusing on eco-friendly and energy-efficient features.
By dividing the project into two pockets with distinct functions, NBCC aims to create a dynamic and integrated environment that caters to both residential and commercial needs. The convention center and hotel facility add a multi-functional dimension to the development, enhancing its appeal for various business events and conferences.
Kochi, being a significant economic and cultural hub, stands to benefit from this substantial investment, bringing forth a modern and sustainable urban development that aligns with global standards. As the concept note progresses through the approval process, the development is expected to further establish NBCC's role in executing large-scale, transformative projects in the country. The integration of sustainable features and smart city elements reflects a forward-thinking approach to urban planning, emphasizing environmental responsibility and community well-being.
