Mumbai Railway Land notified under SRA for Dharavi Redevelopment

Synopsis

A decree from the Maharashtra Urban Development Department has now placed 19.7 hectares of prime railway land located in Dharavi slums under the jurisdiction of the Slum Rehabilitation Authority. The state government is said to have paid Rs 800 crore to the Indian Railways in 2019 to purchase a total of 47.5 acres of land, which includes the 19.7 hectares to be included in the rehabilitation of Dharavi. Due to the 19.7 hectares of property owned by the railways and not under the control of the state government, efforts to rehabilitate Dharavi had previously failed. Adani Realty placed the highest bid at Rs 5, 069 crore, winning the much-coveted Dharavi redevelopment project.

Dharavi, one of the biggest slums in Asia, is spread across more than 240 hectares of prime land in the centre of Mumbai City. For more than twenty years, numerous unsuccessful attempts have been made to redevelop it. This requires renovating more than 60,000 households and 13,000 business spaces housed in tenements of 405 square feet each. Due to the 19.7 hectares of property owned by the railways and not under the control of the state government, efforts to rehabilitate Dharavi had previously failed.



However, a decree from the Maharashtra Urban Development Department has now placed the Slum Rehabilitation Authority's jurisdiction over 19.7 hectares of prime railway land. The state government is said to have paid Rs 800 crore to the Indian Railways in 2019 to purchase a total of 47.5 acres of land, which includes the 19.7 hectares to be included in the rehabilitation of Dharavi.



In an interview captured by ET Realty, Urban Development Department Additional Chief Secretary Bhushan Gagrani remarked, "For this railroad land, the planning authority has been modified. Before, BMC served as the planning authority; moving this under SRA will speed up redevelopment." The highest bid for the project, which is valued at Rs 23,000 crore, was made by Adani Realty in the previous year and totalled Rs 5,069 crore.
