NMC discovers 1.3 lac illegal constructions in Nashik

The Nashik Municipal Corporation (NMC) has discovered 1.3 lakh residential and commercial properties that have been built without obtaining proper approvals from the organization. The NMC is now issuing notices to the owners of these properties to hear their side of the story. If their explanations are not satisfactory, the NMC will impose additional property tax, which will result in an estimated additional revenue of Rs25 crore from these unauthorized constructions.



The NMC is taking these steps to increase its revenue following the guidelines set by the central government. The NMC is aiming for a 25% increase in property tax revenue during the 2023-24 financial year. Property tax is based on the total construction area of the properties, but some have carried out unauthorized construction that is not recorded by the NMC’s property tax department.



About four years ago, during a survey of all properties in the city conducted by a private agency, the NMC found 4.5 lakh properties in the city, with 1.27 lakh of them having areas greater than what was recorded by the NMC’s property tax department. These 1.27 lakh properties were paying property tax based on the registered areas, but now the NMC plans to charge them based on the actual areas, which is expected to bring in revenue in crores.



Additionally, the NMC also uncovered some residential properties that were being used for commercial purposes without obtaining the necessary “change in use” permission from the organization. Properties used for commercial activities are subject to commercial tax by the NMC.



The officials stated that they are in the process of issuing notices to all the properties that have concealed their actual area from the property tax department. They will also invite objections regarding the additional areas found and the imposition of additional property tax. The officials added that those who agree to the additional property tax will have it imposed immediately, and their properties will be reassessed by the authorities.
