The Ghaziabad Development Authority (GDA) has initiated a review of fire safety arrangements across residential housing societies following a series of recent fire incidents that raised concerns regarding emergency preparedness and compliance with safety regulations in high-rise developments. The authority plans to undertake inspections in coordination with the fire department and other concerned agencies to assess whether residential projects are adhering to prescribed fire safety norms. The decision follows multiple fire-related incidents reported in residential complexes in recent weeks, prompting authorities to examine the operational status of firefighting infrastructure and emergency response systems within housing projects. Officials indicated that the review would focus on identifying gaps in compliance and ensuring that residential societies maintain safety systems in accordance with approved building regulations.
According to GDA officials, inspections will cover critical fire safety infrastructure including fire hydrants, sprinkler systems, smoke detection equipment, emergency exits, water storage facilities and firefighting pumps. Authorities will also examine whether equipment installed during project approvals remains functional and has been properly maintained by resident welfare associations, maintenance agencies or developers.
The review is expected to extend across several high-rise residential projects in Ghaziabad, particularly in areas that have witnessed rapid vertical housing development over the past decade. Officials stated that special attention would be given to evacuation arrangements, accessibility for firefighting vehicles and compliance with occupancy-related safety requirements.
Authorities have indicated that housing societies found lacking mandatory fire safety infrastructure or failing to maintain operational systems may be issued notices directing corrective measures. In cases involving serious deficiencies, regulatory action may be considered in coordination with the fire department and other statutory agencies.
The initiative reflects growing concern among urban authorities regarding fire safety management in large residential developments. High-rise housing projects require regular maintenance of firefighting systems, periodic safety audits and adherence to evacuation protocols to minimise risks during emergencies. Officials noted that compliance often weakens over time after project completion, particularly when maintenance responsibilities shift from developers to resident associations.
The review will also examine whether housing societies have undertaken periodic fire drills, maintained emergency response plans and ensured unrestricted access to firefighting infrastructure. Encroachments, unauthorised modifications and obstruction of emergency routes are expected to form part of the inspection process.
Ghaziabad has emerged as one of the largest residential markets in the National Capital Region, with extensive high-rise development across areas such as Indirapuram, Raj Nagar Extension, Crossings Republik and Siddharth Vihar. The increasing concentration of residential towers has heightened the importance of fire safety compliance and emergency preparedness within large housing communities.
Officials stated that the audit exercise is intended to strengthen preventive safety measures rather than function solely as an enforcement drive. The authority expects the review to help identify vulnerabilities in residential projects and improve coordination between housing societies, developers and emergency response agencies.
