Sales bookings of 11 major listed real estate developers increased by 18% year-on-year to INR 1.48 lakh crore in FY2025-26, reflecting stronger realisations and sustained demand in the residential property market, according to data released by real estate consultancy Anarock in the past week.
The analysis covered Godrej Properties, Prestige Estates Projects, DLF, Lodha Developers, Signature Global, Brigade Enterprises, Puravankara, Oberoi Realty, Kolte-Patil Developers, Keystone Realtors and Sobha Ltd. Together, these companies recorded aggregate sales bookings of INR 1,48,158 crore during FY2025-26, compared with INR 1,25,841 crore in FY2024-25.
According to Anarock, the increase in pre-sales was largely supported by improved realisation levels across residential projects, particularly in the premium and luxury housing segments. The consultancy noted that developers with a significant presence in higher-value residential categories registered some of the strongest growth rates during the financial year.
Anuj Puri, Chairman of Anarock Group, stated that the most substantial growth was observed among developers with sizeable premium and luxury housing portfolios. He further noted that India’s residential real estate market is increasingly being led by developers that have expanded beyond their traditional operating regions and established a presence across multiple markets.
Among the listed companies, Godrej Properties reported sales bookings of INR 34,171 crore in FY2025-26, up from INR 29,444 crore in the previous financial year. The company retained its position among the country’s leading residential developers by sales value.
Prestige Estates recorded one of the sharpest increases in bookings during the year. Its sales rose to INR 30,024 crore from INR 17,023 crore in FY2024-25, reflecting strong performance across its residential portfolio and project launches.
Lodha Developers also reported growth in pre-sales, with bookings reaching INR 20,530 crore during FY2025-26, compared with INR 17,630 crore in the preceding fiscal year.
In contrast, DLF and Signature Global witnessed declines in sales bookings during the review period. DLF recorded sales bookings of INR 20,143 crore, while Signature Global reported bookings of INR 8,250 crore. The consultancy did not provide comparative reasons for the decline but noted the varying performance across developers depending on product mix, project launches and market presence.
The latest figures underline the continued strength of India’s residential real estate sector, particularly in premium housing, where rising demand and stronger pricing have contributed to higher booking values among the country’s largest listed developers.
