Godrej Properties Ltd has acquired a 23.2-acre residential land parcel in Greater Noida through an e-auction conducted by DMIC Integrated Industrial Township Greater Noida Ltd, the company announced on Monday. The land, located within the DMIC Integrated Township, will be developed into a group housing project with an estimated revenue potential of more than INR 7,000 crore, further expanding the developer’s footprint in the National Capital Region (NCR).
According to a regulatory filing, the company emerged as the successful bidder for the 23.2-acre site, which spans approximately 93,905 square metres. The acquisition forms part of the developer’s ongoing strategy to strengthen its presence in key residential markets across India’s major cities.
The planned project will be developed as a large-scale residential scheme within the integrated township in Greater Noida. The location is expected to add to the company’s existing portfolio in the NCR, where it already has a presence through multiple residential developments.
Commenting on the acquisition, Gaurav Pandey, Managing Director and Chief Executive Officer of Godrej Properties, said the company had witnessed consistent demand across its existing projects in Noida and remained optimistic about the long-term prospects of the market. He stated that the acquisition would further strengthen the company’s development portfolio in the NCR and aligns with its strategy of deepening its presence in important micro-markets across India’s leading urban centres.
The latest acquisition comes amid an active land acquisition phase for the developer. During FY2025-26, Godrej Properties added 18 land parcels to its development pipeline. According to the company, these acquisitions carry a combined estimated revenue potential of around INR 42,100 crore.
Godrej Properties has adopted a dual approach to expanding its development portfolio, acquiring land outright in some cases while also entering into partnerships with landowners to create a pipeline of future residential projects. This strategy has enabled the company to expand across multiple high-demand housing markets.
The developer remains one of the country’s leading listed real estate companies. Since FY2017-18, it has delivered nearly 80 million sq ft of real estate across various projects. The Greater Noida acquisition adds another significant development opportunity to its land bank as competition among major developers for strategically located residential land parcels in NCR continues to intensify.
