Abhee Ventures has announced plans to launch a 45-acre residential township in Gunjur, located along the Whitefield–Sarjapur Road corridor in Bengaluru. The proposed project, branded “Codename New Dimension”, is designed as a Scottish-themed development featuring landscaped open spaces, wellness-oriented amenities and a 3-acre golf driving range. Positioned within East Bengaluru’s expanding residential corridor, the development will comprise high-rise residential towers with apartment configurations ranging from 2 BHK to 4.5 BHK units. The project has been designed in collaboration with London-based UHA London and RSP Architects. Abhee Ventures stated that the township will be developed in phases and is currently in the conceptualisation stage amid increasing demand for integrated residential communities across Bengaluru’s technology-driven micro-markets.
Abhee Ventures has announced the upcoming launch of a 45-acre residential township project in Gunjur, located between Whitefield and Sarjapur Road in Bengaluru, as developers continue to target large-format housing communities across East Bengaluru’s expanding residential corridors.
The proposed development, titled “Codename New Dimension”, is planned as a Scottish-themed residential township featuring wellness-focused infrastructure, landscaped open spaces and integrated lifestyle amenities.
According to the company, the project site is strategically located within the Gunjur micro-market, which has emerged as a key residential cluster due to its connectivity to Whitefield, Sarjapur Road, the Outer Ring Road IT corridor, International Tech Park Bengaluru (ITPL) and the EPIP zone.
The development is also expected to benefit from upcoming infrastructure projects in the region, including the suburban rail network, the proposed Peripheral Ring Road, the planned SWIFT City development and the upcoming Dommasandra Metro Station.
Abhee Ventures stated that the project has been designed in collaboration with UHA London and RSP Architects, combining international design elements with urban residential planning suited to Bengaluru’s housing market.
The company said the township will follow a low-density planning model with approximately 85% open spaces and more than 140 recreational and lifestyle amenities. Key planned features include a 3-acre golf driving range, a man-made lake, landscaped green zones inspired by Scottish topography and four clubhouses spread across more than 1.5 lakh sq ft.
The residential component will comprise 35-storey towers offering a mix of 2 BHK, 2.5 BHK, 3 BHK, 3.5 BHK and 4.5 BHK apartments. According to the developer, the residential layouts are being planned with emphasis on ventilation, functional space utilisation and community-centric design.
R Nagaraj Reddy, Founder and Managing Director of Abhee Ventures, stated that East Bengaluru has witnessed significant transformation in recent years, particularly in micro-markets driven by technology employment hubs and infrastructure expansion.
He added that locations such as Gunjur are seeing increasing demand for large integrated residential communities that offer lifestyle-oriented living environments beyond conventional apartment projects. According to the company, demand for experience-led housing formats is rising among homebuyers working within Bengaluru’s technology and services sectors.
The announcement comes at a time when developers across Bengaluru are increasingly focusing on township-scale developments in peripheral and emerging corridors supported by metro expansion, road infrastructure upgrades and commercial office growth.
Abhee Ventures stated that the project is currently in the conceptualisation stage and will be launched in multiple phases over the coming months.
