Infrastructure expansion drives emergence of new residential micro-markets across NCR

Infrastructure-led connectivity is increasingly shaping residential growth patterns across the National Capital Region (NCR), with emerging micro-markets along major expressways and transit corridors witnessing rising developer activity, housing supply and end-user demand. Areas such as Dwarka Expressway, New Gurgaon, Southern Peripheral Road (SPR), Yamuna Expressway and Greater Noida are gradually evolving into key residential clusters supported by large-scale transport and infrastructure investments.


According to data from PropTiger, more than 60% of new residential supply across NCR is now concentrated in locations linked to existing or upcoming infrastructure networks. Industry stakeholders attribute the trend to improving road connectivity, metro expansion projects and the development of the Noida International Airport, which are together reshaping buyer preferences and unlocking new urban growth corridors.

In Gurugram, residential activity has increasingly shifted towards peripheral and infrastructure-driven locations. Developers stated that connectivity improvements are no longer viewed solely through the lens of commuting efficiency, but are also influencing lifestyle choices, wellness considerations and long-term urban planning.

Gautam Kanodia of Kanodia Group stated that Gurugram’s major micro-markets are now developing distinct buyer ecosystems shaped by infrastructure and mixed-use development. He noted that Dwarka Expressway is attracting considerable attention due to visible infrastructure progress, while SPR and Golf Course Extension Road are witnessing demand from buyers seeking more integrated and lifestyle-oriented environments. Kanodia added that New Gurgaon is gradually maturing into a planned residential cluster.

Shyamrup Roy Choudhury of Aura World stated that improved connectivity across emerging corridors in South Gurugram is influencing residential preferences more deeply, with buyers increasingly seeking better quality of life, wellness-focused environments and community-oriented living infrastructure.

According to Cushman & Wakefield, NCR recorded 14,248 new residential unit launches during Q4 2025, reflecting a 39% increase over the previous quarter and 2.5 times growth on a year-on-year basis. Gurugram accounted for nearly half of the quarterly launches. The consultancy noted that 27% of launches were concentrated along the Dwarka Expressway corridor, while New Gurgaon accounted for another 11%.

Ashwani Kumar of Pyramid Infratech stated that Dwarka Expressway has witnessed a visible shift from predominantly investment-led demand towards stronger end-user participation as infrastructure execution and regional connectivity have improved.

Rakesh Kapoor of BCRPL stated that infrastructure development has significantly altered the growth trajectory of the corridor, with connectivity and urban infrastructure contributing to greater buyer confidence regarding long-term residential potential.

Across Noida and Greater Noida, the Yamuna Expressway corridor is also witnessing increasing residential and investor interest following the development of the upcoming Noida International Airport. Developers stated that the region is gradually emerging as a broader mixed-use and industrial growth corridor supported by logistics infrastructure, educational institutions and commercial activity.

Sanjay Sharma of SKA Group stated that the airport project is becoming a major catalyst for residential growth across the Noida-Greater Noida region, particularly in Yamuna Expressway and Greater Noida West. He noted that demand is increasingly being driven by end-users seeking organised residential communities and long-term infrastructure visibility.

The Noida-Greater Noida Expressway corridor continues to strengthen as an integrated office and residential belt supported by IT and commercial demand, while Greater Noida West is witnessing larger-format housing developments and future metro connectivity-led expansion.

Azad Ahmad Lone of Biigtech stated that commercial development around Knowledge Park and the Noida-Greater Noida Expressway is supporting adjacent residential growth by creating stronger employment ecosystems and improving long-term urban stability.

As NCR’s urban footprint continues to expand, developers and market observers believe growth momentum is increasingly concentrating in micro-markets that combine connectivity infrastructure with organised urban planning, social infrastructure and integrated residential-commercial development.
