K Raheja Corp Homes has launched Raheja Vistas, a 7.5-acre low-density residential project in Baner Annex, West Pune, marking its entry into an emerging micro-market. The RERA-registered development will offer 2, 3 and 4 BHK units with private decks and is scheduled for completion by 2031. Around 75 per cent of the land has been allocated to open spaces, with over 40 amenities planned. The project is positioned within a larger township and incorporates sustainability features such as solar power, wastewater recycling and EV charging. The launch aligns with ongoing infrastructure investments in Pune, including metro expansion and proposed high-speed rail connectivity.
K Raheja Corp Homes has launched a new residential project, Raheja Vistas, in Baner Annex, West Pune, marking its expansion into a micro-market that has seen increasing developer interest in recent years. The project, announced in the past week, spans 7.5 acres and is registered under RERA, with completion targeted by 2031.
The development will offer 2, 3 and 4 BHK apartments, each designed with private decks. According to the company, approximately 75 per cent of the total land parcel will remain open space, positioning the project as a low-density offering within Pune’s western suburban corridor, where development intensity has been rising.
Raheja Vistas forms part of a larger integrated township and has been designed by a consortium of consultants from India and New Zealand. The project includes over 40 amenities, anchored by a 2.65-acre landscaped central courtyard. Facilities will include clubhouses, co-working lounges, fitness centres, children’s play areas and multi-level community spaces. It will also incorporate dedicated courts for padel and pickleball, reflecting evolving recreational preferences among urban homebuyers.
Sustainability features have been integrated into the project design, including solar power generation systems, rainwater harvesting infrastructure, 100 per cent wastewater recycling, electric vehicle charging provisions and structured waste management systems.
The company indicated that the entry into Baner Annex is based on its assessment that the micro-market is approaching a growth phase similar to that witnessed in Baner over the past decade. It further stated that infrastructure developments, including metro expansion and proposed high-speed rail connectivity between Mumbai and Pune, are expected to support long-term residential demand in the area.
Budgetary announcements in the recent Union Budget included provisions for a Mumbai–Pune high-speed rail corridor as part of a broader set of infrastructure initiatives, along with funding support for Pune Metro expansion. These measures are expected to strengthen connectivity across key residential and employment hubs in the region.
West Pune’s housing market has been driven by proximity to employment centres such as Hinjewadi, which hosts a large concentration of IT and technology companies. Baner Annex, located within this corridor, has seen increased traction from both developers and homebuyers due to its connectivity and relative availability of land parcels.
With the launch of Raheja Vistas, K Raheja Corp Homes is seeking to establish a presence in this evolving micro-market, with a focus on low-density planning, integrated amenities and alignment with infrastructure-led growth in Pune’s western suburbs.
