Casagrand has launched its largest residential development, Casagrand Highcity, spanning 41 acres along Chennai’s Outer Ring Road (ORR). The project comprises over 4,000 apartments across high-rise towers and includes a large-scale sports clubhouse and integrated social infrastructure. Positioned within a rapidly developing corridor with connectivity to IT hubs such as Siruseri and Porur, the development reflects increasing scale in organised housing supply in peripheral micro-markets. The project also incorporates extensive open spaces, amenities and an on-site school, aligning with the trend of integrated township-style developments in Chennai.
Casagrand has launched its largest residential project, Casagrand Highcity, a 41-acre integrated housing development located along Chennai’s Outer Ring Road (ORR), marking a significant addition to the city’s expanding peripheral residential market.
The project, announced in the past week, will comprise over 4,000 residential units, including two and three-bedroom apartments, distributed across four high-rise towers rising up to ground-plus-22 floors. The development is positioned within a corridor that has seen increasing residential traction due to improved connectivity and proximity to employment hubs.
The Outer Ring Road has emerged as a key growth corridor in Chennai, supported by its role as a high-capacity arterial route connecting multiple zones of the city. It provides access to major IT and industrial clusters, including Navalur, Siruseri SIPCOT, Perungalathur and Porur, as well as manufacturing hubs such as Sriperumbudur, Oragadam and Ambattur. Infrastructure upgrades and reduced congestion compared to inner-city areas have contributed to rising residential demand in the region.
Casagrand Highcity has been planned as a large-format integrated community, with a significant portion of the land allocated to open spaces. Of the 41-acre site, around 28 acres have been earmarked for landscaped areas, including themed gardens and a designated green zone designed to enhance environmental conditions within the development.
The project incorporates a range of amenities, including sports and recreational infrastructure. A central component is a five-acre sports clubhouse featuring multiple courts and activity zones. In addition, the development includes indoor recreational facilities, event spaces and a large-format swimming pool designed to cater to community-level usage.
An on-site educational facility, spread across approximately two acres, has also been integrated into the master plan, reflecting a broader trend of self-contained residential communities that combine housing with social infrastructure.
Developers indicated that the planning approach draws on international design frameworks, with emphasis on open spaces, community interaction and multi-functional amenities. The scale of the project reflects a shift towards higher-density but planned developments in emerging corridors, where land availability allows for integrated layouts.
The Chennai residential market has seen increased activity in peripheral locations in recent years, driven by infrastructure expansion and affordability compared to established urban centres. Corridors such as the ORR are witnessing the entry of organised developers introducing larger projects with structured planning and amenities.
The launch of Casagrand Highcity highlights the growing preference for integrated residential developments in the city, particularly in areas with improving connectivity and access to employment hubs. The project is registered under the Tamil Nadu Real Estate Regulatory Authority (TNRERA), with development expected to progress in phases.
