Smartworks Coworking Spaces has expanded its footprint in Bengaluru by leasing nearly 4.92 lakh sq ft office space at Sattva Aura on Outer Ring Road from Sattva Group. The company plans to develop a large managed workspace campus to cater to rising demand from enterprises and Global Capability Centres (GCCs). The expansion comes amid steady growth in India’s flexible office market, especially in Bengaluru’s technology and corporate corridors. Industry data showed office leasing activity remained strong in 2025, with coworking operators accounting for a significant share of total absorption across major cities.

Smartworks Coworking Spaces has leased around 4.92 lakh sq ft of office space in Bengaluru from the Sattva Group to expand its managed office portfolio amid rising demand for flexible workspaces from large companies and Global Capability Centres (GCCs).


The company said in a regulatory filing during the past week that it has taken up a new campus at Sattva Aura located on Bengaluru’s Outer Ring Road, one of the city’s key office corridors with a strong concentration of technology and multinational companies.

Smartworks Coworking Spaces said the new facility will strengthen its presence in Bengaluru, which continues to remain one of the country’s largest office markets driven by technology firms, startups, and GCC expansion.

Founder and Managing Director Neetish Sarda stated that Bengaluru remains an important enterprise market for the company, especially due to the continued growth of GCCs and technology-led businesses.

Shivam Agarwal, Vice President – Strategy at Sattva Group, said enterprises and GCCs are increasingly seeking flexible and high-quality office environments. He added that companies are reassessing how workplaces support employee collaboration, talent retention, and productivity in an AI-focused business environment, with Bengaluru emerging as a major centre for this transition.

The latest transaction also reflects the continued expansion of managed workspace operators across India’s major office markets. Flexible office providers have been actively taking large office campuses on long-term lease from developers and converting them into fully managed workspaces for corporates seeking scalable and cost-efficient office solutions.

As of March 31, 2026, Smartworks Coworking Spaces had a total portfolio of 16.1 million sq ft spread across 66 centres in 15 cities in India and Singapore. The company primarily caters to medium and large enterprises by transforming bare-shell office properties into managed campuses with integrated workplace services.

According to data released earlier by Colliers India, gross office leasing across seven major Indian cities increased 6 per cent in 2025 to 71.5 million sq ft. Flexible workspace operators accounted for nearly 13 million sq ft of leasing activity during the year, highlighting the growing role of coworking firms in India’s commercial real estate sector.

The Bengaluru office market has continued to witness strong demand from GCCs, technology firms, financial services companies and engineering businesses over the last few years. Large managed workspace providers have also been expanding aggressively in key micro-markets such as Outer Ring Road, Whitefield and North Bengaluru as corporates increasingly prefer flexible leasing models over conventional office setups.
