The Malibu Towne Country Club in Sector 49, Gurugram, has received its occupation certificate (OC), allowing the long-shut facility to restart operations after remaining closed for more than two years. The development has brought relief to residents of the Malibu Towne township, many of whom had been raising concerns over the closure of common recreational amenities.
The occupation certificate was issued after Malibu Estate Pvt Ltd (MEPL) completed pending compliance requirements linked to the township licence and club infrastructure. The township licence, which had expired several years ago, was renewed earlier this year by the Department of Town and Country Planning (DTCP), clearing the way for the OC approval process.
Following the licence renewal, the developer reportedly submitted the required documents and corrective compliance details to the authorities. Officials had earlier maintained that the club’s occupation certificate could only be processed after the township licence was regularised.
Located along Sohna Road, Malibu Towne is among the older integrated residential townships in Gurugram and spreads across nearly 204 acres. The township houses around 10,000 residents and the country club has been a key social and recreational facility for the community. Amenities including the swimming pool, indoor activity areas, gathering spaces and landscaped sections had remained inaccessible during the closure period.
The project had also faced regulatory scrutiny in recent years over alleged violations related to construction norms, environmental clearances and development of community infrastructure. Earlier inspections reportedly found deficiencies in the execution of approved community sites within the township. Reports had indicated that not all approved community facilities were developed according to planning norms at the time of review.
Residents’ welfare groups had repeatedly approached civic and planning authorities seeking reopening of the club and restoration of facilities. Several meetings were held between residents, the developer and DTCP officials over recent months to resolve the pending approvals and operational issues linked to the property.
Sources familiar with the matter said the occupation certificate includes standard conditions related to rainwater harvesting maintenance, safety compliance and usage of the premises strictly for approved club activities.
The reopening of the club is expected to improve community operations within Malibu Towne, especially for families and senior citizens who depended on the facility for regular recreational and social activities. Residents have also stated that restoration of such shared infrastructure is important for maintaining the overall livability and value of established residential townships in Gurugram.
The development comes at a time when authorities in Gurugram have been increasing scrutiny on licence renewals, environmental compliance and completion obligations across several residential and mixed-use projects in the city.
