Infrastructure development is playing a major role in reshaping Andheri’s commercial real estate market, with improved metro and road connectivity making the suburb more accessible for businesses and employees. The expansion of metro corridors, including Metro Line 6, the Aqua Line, and Metro Lines 2A and 2B, is improving east-west and north-south connectivity across Mumbai. At the same time, projects such as the Mumbai Coastal Road and the Bandra–Versova Sea Link are reducing travel time and easing congestion. These developments are helping Andheri attract sustained office leasing demand, particularly from mid-sized firms and technology-driven businesses seeking efficient and well-connected office locations.

Infrastructure development continues to influence the way Mumbai’s commercial real estate market is evolving, with Andheri emerging as one of the biggest beneficiaries of improved connectivity across the city. Better transport networks are no longer seen as incremental upgrades but as factors directly shaping business decisions, workforce movement and office demand.


Andheri has traditionally benefited from its central location and proximity to major economic hubs, residential catchments and Mumbai’s airport. While these advantages have remained consistent over the years, the factors influencing office location decisions have changed significantly. Businesses are increasingly prioritising accessibility, commute convenience and operational flexibility, especially as employee expectations around travel time and connectivity continue to grow.

A major contributor to this shift has been the expansion of metro infrastructure across Mumbai. The Versova–Andheri–Ghatkopar Metro corridor has already demonstrated the importance of faster east-west movement in reducing congestion and improving commute efficiency across one of the city’s busiest stretches.

This network is set to strengthen further with the development of Metro Line 6, which will connect Swami Samarth Nagar to Vikhroli and create another important east-west transport link between the western and eastern suburbs. Alongside this, the Aqua Line is improving connectivity between Andheri and several key business districts and transit points, including airport access routes. These developments are gradually changing commuter movement patterns while improving the commercial appeal of the micro-market.

Metro Lines 2A and 2B are also contributing to this transformation by improving north-south and cross-city connectivity between Dahisar and Mandale through multiple interchange points. Together, these projects are creating a wider transport grid around Andheri, allowing easier access from different parts of Mumbai and expanding the suburb’s labour catchment for employers.

The impact on commercial real estate is becoming increasingly visible. Improved public transport and faster commute options are reducing the perceived distance between business locations and residential areas. This allows companies to consider office markets beyond traditional central business districts while still maintaining strong accessibility for employees and clients.

Andheri has benefited from this shift due to its balance of connectivity, office supply and relatively cost-efficient commercial spaces compared to some premium business districts. Industry observers believe this combination is helping the suburb maintain strong demand across Grade-A office developments.

Road infrastructure projects are also strengthening the area’s connectivity profile. The Mumbai Coastal Road project has already started improving north-south movement across the city, while the under-construction Bandra–Versova Sea Link is expected to extend high-speed coastal connectivity deeper into the western suburbs. The second phase of the coastal road project is also expected to improve entry and exit access into Andheri West, helping ease congestion in surrounding areas.

These infrastructure improvements are increasingly influencing occupier preferences. Companies are showing greater interest in office locations that offer predictable and efficient commuting options, especially in a city where long travel hours can directly impact employee productivity, hiring and retention.

Another factor supporting Andheri’s commercial strength is its integrated ecosystem. The suburb sits at the intersection of commercial activity, residential neighbourhoods and service-sector infrastructure, allowing businesses to operate within a relatively self-sustained environment. Improved transport connectivity is helping strengthen these existing advantages rather than creating entirely new demand drivers.

Market activity has also reflected this trend. Andheri has continued to witness steady office leasing demand, particularly for well-connected and high-quality commercial developments. Vacancy levels in several Grade-A office projects have remained comparatively stable, indicating continued occupier confidence in the location.

The suburb has become particularly attractive for mid-sized firms, service-led companies and technology-focused businesses that prioritise operational efficiency and accessibility over premium branding alone. Industry experts believe Andheri’s appeal is increasingly linked to functionality, convenience and connectivity rather than just its geographic location.

The broader trend also highlights how infrastructure is becoming a key driver of commercial real estate performance across Mumbai. Businesses are placing greater emphasis on reliable transport access and commute efficiency when evaluating office markets, especially as hybrid work models and workforce mobility continue to evolve.
