The National Capital Region Transport Corporation (NCRTC) has invited bids for licensing commercial spaces at the Sarai Kale Khan Namo Bharat station on the Delhi–Meerut corridor, as part of its broader plan to enhance commuter amenities and develop station precincts into integrated urban hubs.
According to an official statement, approximately 818 square metres of commercial space located on the ground floor of the station is being offered on a licence basis through an e-tendering process. The bidding window will remain open until June 17, allowing interested parties to participate in the allocation process.
The available commercial inventory includes eight designated locations comprising both bare and built-up units. These spaces range in size from 17 square metres to 247 square metres and are intended to accommodate a variety of passenger-focused services.
The licence period for the commercial units will vary between nine and 15 years, depending on the specific space and agreement structure. NCRTC has indicated that the spaces can be utilised for a range of commuter-centric activities, including food and beverage outlets, cafes, convenience stores, service centres, pod services and other retail formats aimed at improving passenger convenience.
The initiative forms part of NCRTC’s strategy to integrate commercial development within transport infrastructure, thereby enhancing user experience while also generating non-fare revenue streams. The corporation has stated that the objective is to ensure that essential services are available within station premises, reducing last-mile inconvenience for commuters and supporting business participation in high-footfall transit zones.
The Sarai Kale Khan station is one of the largest and most significant stations on the 82-km Namo Bharat Delhi–Meerut Regional Rapid Transit System (RRTS) corridor, which connects Sarai Kale Khan in Delhi to Modipuram in Meerut. It is designed as a major multi-modal transport hub, linking multiple transport systems across the National Capital Region.
The station already has connectivity with Hazrat Nizamuddin railway station, Veer Haqiqat Rai Interstate Bus Terminal (ISBT), the Delhi Metro Pink Line, and the Ring Road network. Recently, NCRTC also operationalised a 280-metre covered foot overbridge equipped with travelators to facilitate seamless pedestrian connectivity between Sarai Kale Khan station and Hazrat Nizamuddin railway station.
NCRTC noted that the station’s strategic location, high expected passenger footfall and multi-modal integration make it suitable for transit-oriented commercial development. The corporation also aims to encourage participation from local enterprises, retailers and service providers to create commuter-friendly infrastructure while generating employment opportunities alongside improved station services.
