MHADA has reviewed the progress of multiple affordable housing projects underway in Kalyan taluka under PMAY and regional housing schemes, including developments at Shirdhon and Khoni. The review focused on construction status, infrastructure connectivity, pending approvals and occupancy-related challenges affecting project execution. Officials also assessed the impact of major infrastructure projects, including the proposed Virar–Alibaug Multimodal Corridor, on planned housing layouts in the region. The exercise forms part of MHADA’s broader strategy to accelerate affordable housing delivery and improve residential infrastructure across the Mumbai Metropolitan Region.
The Maharashtra Housing and Area Development Authority (MHADA) has undertaken a review of ongoing affordable housing projects in Kalyan taluka as the state housing authority continues to expand residential development under Pradhan Mantri Awas Yojana (PMAY) and regional housing initiatives across the Mumbai Metropolitan Region.
According to reports carried by multiple publications and MHADA project updates, the review covered large-scale residential developments at Shirdhon, Khoni and nearby locations in Kalyan taluka where housing units for Economically Weaker Section (EWS) and Low Income Group (LIG) beneficiaries are under various stages of execution.
Officials assessed construction progress, infrastructure readiness, environmental compliance requirements and occupancy-related issues linked to the projects. The review also included discussions regarding road access, public transport connectivity, utility infrastructure and civic amenities required to support occupancy in the newly developed housing clusters.
MHADA’s Shirdhon project in Kalyan remains among the authority’s larger affordable housing developments under PMAY. The project, registered under MahaRERA, includes EWS and LIG residential units being developed through a turnkey construction model on land parcels in Shirdhon village. Eligible beneficiaries under the scheme are entitled to central and state government housing subsidies.
The review assumes significance amid concerns raised over infrastructure availability in certain completed or partially occupied housing projects in the Kalyan region. Earlier media reports highlighted issues related to road access, public transport facilities, schools and healthcare infrastructure at MHADA housing projects in Shirdhon, where several allottees had already taken possession of flats.
Reports in recent months also indicated that portions of MHADA’s planned affordable housing land parcels in Shirdhon could be affected by the proposed Virar–Alibaug Multimodal Corridor alignment. According to planning reports, part of the land earmarked for residential development may be required for the transport infrastructure corridor, potentially resulting in redesign and reconfiguration of the housing layout.
The authority has simultaneously been attempting to improve sales and occupancy levels in several Kalyan housing schemes. Earlier, MHADA revised pricing for thousands of residential units in projects located at Khoni and Shirdhon after lower-than-expected response in previous housing lotteries. Reports stated that reduced prices and first-come-first-serve allotment mechanisms were introduced to improve absorption levels.
The review of Kalyan taluka projects also forms part of MHADA’s wider housing expansion strategy across Maharashtra. The authority has stated in earlier announcements that it plans to construct nearly 20,000 homes across the state in FY2025-26 while pursuing large-scale affordable housing and redevelopment projects across the Mumbai Metropolitan Region.
