Rubics Realty has outlined an expansion pipeline for 2026-27 with three luxury residential projects planned across Sion, Dadar and Worli in Mumbai, along with its first premium hospitality venture in Goa. The developer is focusing on the luxury and ultra-luxury housing segments as demand for premium homes in Mumbai continues to remain strong. The projects are expected to include large-format residences with a design-led approach centred on lifestyle and architecture. The company is also exploring strategic land acquisitions on the outskirts of Mumbai to strengthen its future development pipeline and expand its presence across emerging residential corridors.
Rubics Realty has announced an expansion pipeline for 2026-27 that includes three premium residential developments in Mumbai and its first hospitality project in Goa, as the developer looks to strengthen its position in the city’s luxury and ultra-luxury housing market.
The phased launch calendar will include residential projects in Sion, Dadar and Worli, all positioned in the premium housing segment. Alongside its Mumbai-focused residential strategy, the company is also evaluating land acquisitions in emerging locations on the outskirts of the city to support future growth.
The planned developments are expected to cover nearly 1.2 million sq ft collectively, with two of the residential projects spanning around 0.5 million sq ft and 0.7 million sq ft respectively. The company said the projects will target homebuyers and investors looking for spacious luxury residences in established urban locations.
Among the upcoming launches, the Sion project has already generated attention for its focus on expansive layouts, elevated living spaces and panoramic city views. The project has been positioned as a gated luxury development aimed at buyers seeking privacy and exclusivity within central Mumbai.
Following Sion, the developer is preparing another luxury residential project in Lalbaug, Dadar. The area has seen increasing redevelopment activity over the last few years because of its central connectivity, improving infrastructure and limited supply of premium inventory. The company believes the project could emerge as a landmark development in the micro-market.
Rubics Realty is also planning a residential project in Worli, one of Mumbai’s most established luxury housing destinations. Worli has continued to witness strong demand from high-net-worth buyers due to its sea-facing developments, connectivity to business districts and premium social infrastructure.
The company said it intends to continue focusing on a design-first development approach, with emphasis on architecture, lifestyle planning and quality-driven living spaces rather than only larger apartment sizes. Over the past few years, several developers in Mumbai’s luxury housing segment have increasingly shifted towards curated living experiences, wellness-focused amenities and lower-density projects to attract affluent buyers.
Commenting on the expansion plans, Suhan Shetty said that the company has established itself in Mumbai’s premium and uber-premium housing markets within a short period and aims to continue contributing to the city’s evolving residential landscape. He added that the developer plans to maintain growth momentum through the current year while pursuing larger milestones across its upcoming projects.
Apart from residential expansion, Rubics Realty is also preparing to enter the luxury hospitality sector with a premium project in Goa, details of which are expected to be announced later this year.
