During his three-year tenure, the authority registered more than 10,800 projects and over 5,100 real estate agents while implementing reforms related to grievance redressal, digital governance and project approvals. Satyanarayana also oversaw measures concerning stalled project revival, misleading real estate advertisements and institutional strengthening within the state regulator. The resignation comes at a time when Telangana’s residential and commercial real estate markets continue to witness increased development activity and regulatory oversight.

The Telangana government has accepted his resignation on medical grounds through an official memorandum issued by the Metropolitan Area and Urban Development Department earlier this week.

Satyanarayana stated that extended hearing schedules, often lasting up to five hours daily, had resulted in severe back pain and other health complications that required continuous physiotherapy and medical treatment in recent weeks. He described the position as one of the most demanding assignments during his four-decade-long public service career.

The retired IAS officer served as chairman of Telangana RERA for nearly three years, during which the authority implemented several regulatory and institutional measures aimed at strengthening transparency, accountability and consumer protection in the state’s real estate sector.

According to details shared by Satyanarayana, the authority completed project registrations within 10 to 21 days against the statutory timeline of one month. During his tenure, Telangana RERA registered 10,817 real estate projects and 5,106 real estate agents, placing the state fifth nationally among states and Union Territories in terms of registrations.

The authority also focused on resolving pending complaints dating from 2017 to 2022 alongside regular complaints received from 2023 onwards. Of the total 2,764 complaints received, hearings and orders had been completed in 1,764 cases, according to statements issued following his resignation.

During his tenure, Telangana RERA introduced guidelines related to promoter rights transfers, project extensions and definitions concerning ongoing projects under the Real Estate (Regulation and Development) Act. The authority also facilitated the revival of stalled residential projects including Jaya Platinum and Jaya Diamond through coordinated stakeholder interventions under RERA provisions.

The regulator additionally established collaborations with institutions including the Administrative Staff College of India, NALSAR University of Law, the Engineering Staff College of India and the International Arbitration and Mediation Centre to strengthen mediation, technical evaluation, legal research and awareness initiatives within the sector.

Satyanarayana also stated that the Advertising Standards Council of India partnered with Telangana RERA to digitally monitor misleading real estate advertisements. The authority further launched a Public Grievance and Guidance Cell aimed at assisting homebuyers and stakeholders with complaint filing, project verification, documentation support and compliance-related guidance.

The resignation comes amid continued growth in Hyderabad’s residential and commercial property markets, where regulatory oversight, project registrations and dispute resolution mechanisms remain critical for developers, investors and homebuyers. The Telangana government is expected to initiate the process for appointing a new chairman for the authority.
