Technopark has invited private real estate developers to participate in the development of IT infrastructure at Technocity in Thiruvananthapuram, as part of its Phase IV expansion plan. The move is aimed at accelerating the development of a large-scale integrated IT ecosystem in Kerala’s capital.
Under the initiative, government-owned and encumbrance-free land parcels are being offered to developers on a long-term lease basis. These plots are planned for the development of premium IT and IT-enabled services (ITeS) infrastructure, along with supporting commercial spaces. The model is designed to bring private participation into large infrastructure creation while meeting growing demand from the technology sector.
Technocity is being developed as an integrated IT township that will include office spaces, residential developments, commercial centres, and supporting social infrastructure. The township model is intended to create a balanced live-work environment, allowing companies and professionals to operate within a connected ecosystem.
The Phase IV expansion of Technopark is positioned as a major step in expanding Kerala’s IT infrastructure capacity. The initiative is expected to support increasing interest from IT companies and Global Capability Centres (GCCs), which are looking for large, scalable office infrastructure with long-term growth potential.
Officials associated with the project have highlighted that Thiruvananthapuram offers strong advantages, including a skilled talent pool and relatively cost-efficient operations. In addition, infrastructure developments such as the upcoming Vizhinjam International Seaport and improved road connectivity are expected to further strengthen the city’s attractiveness for global and domestic technology firms.
Technocity is part of the broader strategy to expand Kerala’s IT sector footprint and position the state more strongly in the national technology and services landscape. The inclusion of private developers is expected to improve execution speed and bring in investment-driven development to the region.
