Table Space and TEC expand managed office space portfolio in Hyderabad, Bengaluru and Chennai

Managed office space operators Table Space and The Executive Centre (TEC) are expanding their commercial real estate footprint across South India amid rising demand for flexible workspaces from technology firms and global capability centres (GCCs). Table Space has added close to five lakh sq ft across Hyderabad’s key office markets including HITEC City and Kokapet. TEC has announced new centres across Bengaluru, Hyderabad and Chennai, adding around 4.65 lakh sq ft and over 6,000 workstations. The expansion reflects continued demand for Grade A managed office spaces and enterprise-focused flexible workspace solutions in major IT hubs.

Flexible workspace operator Table Space has expanded its managed office space portfolio in Hyderabad by adding nearly five lakh sq ft across major commercial hubs including HITEC City and Kokapet. The move comes as demand for premium managed office spaces and flexible workspaces continues to grow in Hyderabad’s commercial real estate market.


As part of the expansion, the company has leased close to four lakh sq ft at Grava Business Park in Kokapet, where it plans to develop enterprise-focused managed office spaces and ready-to-move work environments. The company has also added around 50,000 sq ft at K. Raheja Mindspace IT Park near Raidurg Metro Station and another 48,000 sq ft at Aparna Technopolis near the HITEC City Metro Station.

The latest addition strengthens Table Space’s presence in Hyderabad, which has emerged as one of India’s leading office space markets due to increasing demand from technology companies, multinational firms and GCCs. Over the past few quarters, the city has witnessed steady leasing activity across Grade A office developments, especially in western micro-markets such as HITEC City, Gachibowli and Kokapet.

In a separate development, flexible workspace provider The Executive Centre (TEC) announced its expansion across South India with new office centres planned in Bengaluru, Hyderabad and Chennai. The company will add around 4.65 lakh sq ft of managed office space along with more than 6,000 workstations across the three cities.

TEC’s Bengaluru expansion includes three new office centres spread across major commercial projects. The company has added approximately 91,000 sq ft at The Earth Centre, Tower A, around 9,600 sq ft at UB City’s Concorde Tower, and nearly 80,200 sq ft at Brickell Tower. These centres together are expected to accommodate more than 2,200 workstations.

In Hyderabad, TEC is developing a large-format managed workspace at Avance Business Hub. The facility will span close to 2.04 lakh sq ft and is expected to house around 2,820 workstations. In Chennai, the company is opening another centre at DLF Downtown 2 with approximately 80,450 sq ft of office space and capacity for more than 1,000 workstations.

The expansion plans by both companies highlight the growing role of managed office spaces in India’s commercial real estate sector. Flexible workspace operators are increasingly partnering with large enterprises and GCCs that are looking for scalable office solutions, shorter fit-out timelines and premium workplace infrastructure.

Industry demand for flexible office spaces has remained strong across major South Indian cities, particularly Hyderabad and Bengaluru, where technology and corporate occupiers continue to expand operations. Commercial real estate consultants have also reported rising interest in managed office spaces as companies focus on operational flexibility and cost optimisation.
