Premium flexible workspace operator The Executive Centre has announced a major expansion across South India with plans to add nearly 4,65,000 sq. ft. of office space and more than 6,000 workstations in Bengaluru, Hyderabad and Chennai. The expansion includes multiple centres across key commercial districts and is aimed at addressing rising demand from Global Capability Centers (GCCs), multinational companies and domestic enterprises seeking managed office solutions. Bengaluru will see three new centres, while Hyderabad will house TEC’s largest upcoming managed office facility spanning over 2,04,000 sq. ft. Chennai will add a new centre at DLF Downtown 2. The company said the expansion aligns with increasing occupier preference for premium, scalable and flexible office environments across South India’s major commercial markets.
The Executive Centre announced earlier this week that it will expand its flexible workspace portfolio across Bengaluru, Hyderabad and Chennai with approximately 4,65,000 sq. ft. of additional office space and more than 6,000 workstations, as demand from GCCs, multinational occupiers and large domestic enterprises continues to rise across South India.
The company stated that the new facilities are being developed in response to growing demand for managed office environments that combine operational flexibility with premium infrastructure and enterprise-grade services. The planned expansion spans multiple commercial developments across the three cities and includes both conventional flexible office formats and large-format managed office solutions.
In Bengaluru, TEC will add three new centres. The first will be located at The Earth Centre, Tower A, occupying Levels 2 and 8, with approximately 91,000 sq. ft. of workspace and more than 1,100 workstations. Another centre will open at UB City’s Concorde Tower on Level 19, covering around 9,600 sq. ft. with over 100 workstations. A third Bengaluru facility is planned at Brickell Tower across Levels 2 to 4, spanning approximately 80,200 sq. ft. and accommodating close to 1,000 workstations.
Hyderabad will account for TEC’s largest upcoming development under the expansion plan. The company will establish a managed office facility at Avance Business Hub across Levels 3 and 4, with approximately 2,04,000 sq. ft. of office space and around 2,820 workstations. TEC indicated that the project reflects rising demand from enterprises seeking customised and scalable office environments aligned with long-term operational requirements.
In Chennai, the company will launch a new centre at DLF Downtown 2 on Level 15. The facility will offer approximately 80,450 sq. ft. of workspace and more than 1,000 workstations. TEC stated that the centre is intended to serve both global occupiers and domestic firms expanding operations in the city.
The company said businesses are increasingly moving away from traditional office models and are seeking workplaces that integrate flexibility, premium services and operational efficiency. TEC’s upcoming centres will include private offices, breakout zones, meeting rooms, wellness spaces, private phone booths and barista facilities designed to international workplace standards.
Referring to recent market trends, TEC cited data from Cushman & Wakefield, which showed that Bengaluru accounted for 31% of quarterly gross leasing activity in India’s office market, while Hyderabad contributed 22%. Chennai continued to record stable leasing activity alongside increasing new office supply. The report also noted that flexible workspace operators represented 22% of overall leasing activity, reflecting continued growth in demand for managed office solutions.
Paul Salnikoff, Managing Director and Chief Executive Officer of The Executive Centre, said South India remained central to the country’s office market expansion due to sustained GCC growth, multinational occupier activity and increasing adoption of flexible office formats. He added that enterprise occupiers were increasingly seeking scalable and premium managed office environments tailored to long-term business requirements.
TEC currently operates across 38 cities in 15 international markets and has been active in the premium flexible workspace segment for more than three decades.
