The Lucknow Development Authority is preparing to launch a new affordable housing project on Sitapur Road, where nearly 900 flats for Economically Weaker Section (EWS) and Low Income Group (LIG) families will be developed. The project will be constructed on around 16,000 square metres of land near Shia PG College in Lucknow that was recently cleared during an anti-encroachment drive.
According to reports, the authority has started planning work for the residential scheme as part of its effort to expand affordable housing availability across the city. Officials stated that the project is expected to cater mainly to lower and middle-income families looking for budget housing options in areas with improving infrastructure and road connectivity.
The proposed housing complex is likely to include residential towers along with basic civic amenities, internal roads, drainage systems, power supply and water facilities. Authorities are also planning proper internal connectivity within the project to improve access and movement for residents. While the final configuration of the flats has not yet been officially released, the project is expected to include compact and affordable apartment units aimed at first-time homebuyers.
The Sitapur Road corridor has gradually emerged as one of Lucknow’s growing residential belts due to infrastructure development and expanding urban activity in nearby areas. Improved road networks and connectivity towards central Lucknow and adjoining localities have led to increasing residential demand in the region over the past few years. Several private and government-backed housing projects have also been launched around the corridor during this period.
The latest proposal comes as the development authority continues to focus on affordable and planned housing projects under its larger urban development strategy. In recent months, LDA has approved multiple residential schemes and township proposals in different parts of the city under the Uttar Pradesh Township Policy 2023. The authority has also been working on expanding housing supply in areas including Gomti Nagar Extension, Sharda Nagar and other developing residential zones.
Officials indicated that the authority has been attempting to maintain affordability in many of its housing projects by keeping prices relatively stable and continuing allotment models that are accessible for middle and lower-income buyers. Earlier LDA housing developments across Kanpur Road, Jankipuram Extension and Sitapur Road had also received demand from buyers looking for comparatively affordable residential options within city limits.
The land identified for the new project had remained under encroachment for a long period before being cleared recently by the authority. Following the clearance, planning activities for residential use were initiated to utilise the land for affordable housing development instead of leaving it vacant. The authority is expected to announce further details regarding flat sizes, pricing structure, registration process and construction timelines in the coming months.
The upcoming project is also expected to contribute to planned urban expansion in northern Lucknow, where residential growth has been increasing steadily due to population movement towards emerging suburban corridors. Real estate activity in these locations has remained active as both public agencies and private developers continue to add housing supply across different budget segments.
