Casagrand introduced ‘Casagrand Zodiac’, a 764-unit residential project in West Mogappair, Chennai, positioned within an education-centric micro-market. Spread across 8.8 acres, the development allocates nearly 75% to open space, including a 52,000 sq ft central park. The project offers 2, 3 and 4 BHK units and is priced at INR 5,199 per sq ft. It features 114 amenities and a 25,300 sq ft clubhouse. Located near established schools such as DAV Boys Senior Secondary School and Velammal Matriculation Higher Secondary School, the project targets family buyers prioritising academic proximity, while also benefiting from connectivity to Ambattur, Anna Nagar and key employment hubs.
Casagrand, a Chennai-based real estate developer, launched ‘Casagrand Zodiac’, a residential development comprising 764 units, earlier this week in West Mogappair, Chennai, with pricing set at INR 5,199 per sq ft. The project has been planned across 8.8 acres within a micro-market known for its concentration of educational institutions, targeting end-users seeking proximity to established schooling infrastructure.
The development has been designed with a focus on open space allocation, with approximately 6.7 acres dedicated to landscaped areas. This translates to nearly 75% of the project area being reserved for open and green spaces, including a 52,000 sq ft central park integrated into the layout. The residential towers are configured in a stilt plus 14-floor structure, offering 2, 3 and 4 BHK apartments.
Casagrand has incorporated a 25,300 sq ft clubhouse within the project, positioned as a centralised amenity space catering to wellness, recreation and community use. The amenity mix extends to 114 indoor and outdoor facilities, including fitness infrastructure such as a gymnasium, yoga and Zumba studios, along with sports provisions such as box cricket, mini soccer, squash and badminton courts. The project also includes indoor gaming areas and dedicated children’s activity zones.
A 7,700 sq ft swimming pool forms part of the recreational offering, with additional features including cabanas, a kids’ pool, aqua gym facilities, sun loungers, a hammock garden and barbecue zones. The planning indicates a focus on integrated lifestyle infrastructure within the residential complex.
West Mogappair, where the project is located, has evolved as an education-led residential catchment, supported by the presence of established institutions such as D.A.V. Boys Senior Secondary School, Velammal Matriculation Higher Secondary School and MGR Adarsh Senior Secondary School. The area also hosts coaching centres, entrance examination training institutes and early learning facilities, contributing to sustained residential demand from family buyers.
In terms of connectivity, the micro-market provides access to key residential and employment corridors including Ambattur and Anna Nagar, along with linkage to the Chennai Bypass. The location also benefits from established social infrastructure, including healthcare facilities, retail centres and entertainment hubs, supporting its positioning as a self-sustained residential zone.
