Spread across 10 acres at Kashmir Kunnu, the project will comprise 62 villas with plot sizes ranging from 7 to 12 cents and built-up areas between 3,200 sq ft and 5,700 sq ft. Prices start from INR 2.6 crore, excluding statutory charges. The development includes a 22,000 sq ft clubhouse, recreational amenities, and internal infrastructure designed for low-density living. The company has also appointed Shriya Saran as brand ambassador, reflecting its positioning in the premium housing segment.

The project is located at Kashmir Kunnu, a plateau site overlooking valley landscapes, situated within proximity to Kozhikode city. Spread across 10 acres, the development will comprise 62 independent villas, with individual land parcels ranging from 7 to 12 cents. The built-up area of the residences will vary between 3,200 sq ft and 5,700 sq ft, catering to high-end residential demand.
The company has priced the units starting from INR 2.6 crore, excluding GST and statutory charges. The project has been positioned as a limited inventory development, with a focus on exclusivity and controlled density within a planned residential environment.
As part of its branding and market positioning, the company has appointed Shriya Saran as the project's brand ambassador. The association is aimed at enhancing visibility and establishing a premium identity for the development across national markets.
The project will include a 22,000 sq ft clubhouse and penthouse facility, along with a range of amenities such as a 20-metre swimming pool, conference hall, mini-golf course, pickleball court, and a 1.5 km jogging and cycling track. A valley-view deck and a functional helipad are also part of the proposed infrastructure.
Internal connectivity has been planned with a 600-metre access road connecting the development to a 7-metre-wide highway, while internal roads within the township will be 9 metres wide. These infrastructure elements are designed to support mobility and accessibility within the gated development.
Company officials indicated that the architectural design aims to integrate built structures with the surrounding natural landscape, with an emphasis on open spaces and visual connectivity to the terrain. The planning approach focuses on aligning residential layouts with the site's topography.
The launch also included the release of a book authored by the company's founder, outlining the conceptual framework behind the project. The publication presents the idea of residential spaces influencing lifestyle and productivity, positioning the development within a broader narrative of design-led living environments.
Industry observers note that the launch reflects increasing interest in villa-based developments in non-metro markets, particularly in locations offering natural landscapes and lower density compared to urban centres. Kerala has seen gradual traction in such projects, supported by demand from both end-users and non-resident investors.
The Skye adds to the emerging inventory of premium housing in Kozhikode, with its scale and pricing positioning it within the upper segment of the local residential market. The project's progress and absorption will be closely linked to demand dynamics in Kerala's high-value housing segment.
