ASBL launches EOI for premium high-rise residential project at RTC X Roads

Synopsis

ASBL has initiated the Expression of Interest process for its upcoming high-rise gated residential project at RTC X Roads in Hyderabad. The development is positioned in a central location with strong metro, rail, bus, and airport connectivity, along with proximity to Hussain Sagar Lake and key social infrastructure. Spread across 7.98 acres, the project includes three towers of G+50 floors with about 1,500 units, large open spaces, and extensive amenities. It offers 3 and 4 BHK homes in multiple configurations. The launch follows ASBL's previous projects that recorded strong sales performance in Hyderabad's residential market.

ASBL has begun the Expression of Interest process for its upcoming premium high-rise gated community located at RTC X Roads in Hyderabad. The project is positioned in a central part of the city and is targeted at homebuyers looking for connectivity, planned infrastructure, and residential community living under a single development.


The location offers access to major transit points within short travel time, including RTC X Roads Metro Station at around 2 minutes, Secunderabad Railway Station in about 10 minutes, Kachiguda Railway Station in about 8 minutes, Hyderabad Deccan Railway Station and MGBS Bus Stand in nearly 15 minutes, JBS Bus Stand in around 20 minutes, and the airport in approximately 50 minutes. The project is also close to Hussain Sagar Lake and is surrounded by educational institutions, hospitals, hotels, and established commercial and recreational areas.

The project is planned across 7.98 acres and will include three residential towers with G+50 floors and five basement levels. The development is expected to house around 1,500 apartments and will include one of the tallest structures in the surrounding micro-market, allowing for open and unobstructed views. It is also designed with nearly 75% open space, aimed at improving ventilation and open-area living within a dense urban setting.

Homes will be offered in premium and luxury 3 BHK and 4 BHK configurations with large balconies. The floor-to-ceiling height is planned at 10 feet 4 inches to enhance internal spaciousness.

Unit configurations include premium 3 BHK homes of 1,970 sq ft in east, west, and north-facing layouts; luxury 3 BHK homes of 2,085 sq ft in north-facing and 2,115 sq ft in east-facing layouts; premium 4 BHK homes of 2,535 sq ft in east and north-facing as well as 2,540 sq ft in east and west-facing layouts; and luxury 4 BHK homes of 3,015 sq ft in east and west-facing options.

The project will also feature a large amenity ecosystem with a G+5 clubhouse spread across more than 100,000 sq ft. Indoor amenity spaces are planned at around 86,000 sq ft, along with an urban corridor designed to add community interaction areas within the development. Amenities include club lawns, screen-on-the-green zones, amphitheatre, banquet halls, basketball court, pickleball courts, yoga and aerobics spaces, indoor and outdoor gyms, double-height badminton court, futsal court, swimming pools, walking, jogging and cycling tracks, salon and spa, guest rooms, co-working spaces, pet park, clinic and physiotherapy facilities, kids and toddlers play areas, and tuition rooms.

ASBL, established in 2017, has developed multiple residential gated communities in Hyderabad and has built a customer base of over 5,000 homeowners. Its earlier project, ASBL Broadway, launched about a year ago, recorded sales exceeding INR 1000 crore on launch day, including EOI and launch day bookings. Prior to that, ASBL Landmark achieved over INR 500 crore in sales on its launch day, reflecting strong demand in its earlier offerings.

The company was recognised as one of the fastest-growing real estate firms in India in the previous year. It currently operates around 10 million sq ft of development and is preparing to add another 10 million sq ft of residential projects in Hyderabad.
