Synopsis

Tata Power and Keppel have entered into a collaboration with Tata Realty & Infrastructure to implement a large-scale cooling-as-a-service (CaaS) solution at Intellion Park in Chennai. The project, developed through Tata Power Trading Company and Keppel’s infrastructure division with Infopark Properties, covers a 25.27-acre IT campus in Taramani. It will have a total installed cooling capacity of 12,100 TR and is expected to become operational in October 2026 under a 15-year contract. The system is designed to improve energy efficiency and reduce overall consumption by around 20 per cent.

Tata Power and Keppel have announced a collaboration with Tata Realty & Infrastructure to deploy a large-scale cooling-as-a-service (CaaS) solution at Intellion Park in Chennai through a consortium model.

The initiative is being implemented by Tata Power Trading Company, a wholly owned subsidiary of Tata Power, along with Keppel’s Infrastructure Division, in partnership with Infopark Properties, a unit of Tata Realty and Infrastructure. The project is located at Intellion Park, a 25.27-acre development in Chennai’s Taramani IT corridor, comprising both SEZ and non-SEZ spaces.

The development will feature a total installed cooling capacity of 12,100 TR and is scheduled to go live in October 2026 under a 15-year agreement. The system will use high-efficiency equipment, advanced control systems, and optimised operational processes, which are expected to lower the campus’s overall energy consumption by around 20 per cent.

The park already uses green power supplied by Tata Power, and the addition of the cooling solution is intended to further strengthen its low-carbon energy framework. The consortium stated that the model is designed to offer scalable and efficient cooling services suited for large commercial developments.

Tata Power, along with Keppel, has positioned the solution as a long-term, technology-led approach to managing cooling demand in commercial real estate, focusing on reliability and reduced environmental impact.

Praveer Sinha, Chief Executive Officer and Managing Director of Tata Power, highlighted that commercial real estate is emerging as a significant driver of energy demand, particularly due to rising cooling requirements, in line with India’s broader cooling strategy framework.

Cindy Lim, Chief Executive Officer of Keppel’s Infrastructure Division, noted that cooling is increasingly becoming a core part of how commercial buildings are designed and operated, especially as the sector focuses on decarbonisation and efficiency improvements.
