Synopsis

Brigade Enterprises has entered into a 50:50 joint venture with Bain Capital to develop a premium mixed-use project in Whitefield, Bengaluru, with an estimated investment of INR 2,200 crore. The development will span an 11-acre land parcel and include around 2 million sq ft of built-up area comprising Grade A office space and a five-star hotel. The partnership reflects continued institutional interest in India’s commercial and hospitality real estate segments, particularly in established office micro-markets such as Whitefield.

Brigade Enterprises has entered into a strategic partnership with Bain Capital to jointly develop a mixed-use project in Whitefield, Bengaluru, with a total estimated investment of INR 2,200 crore. The agreement was disclosed in a regulatory filing in the past week.


The project will be undertaken through a 50:50 joint venture between the two entities and will be developed on an approximately 11-acre land parcel. The development is planned to include around 2 million sq ft of built-up space, comprising Grade A office assets and a five-star hotel, which is expected to be operated by an international hospitality brand.

Whitefield, located in east Bengaluru, is an established commercial and residential hub with strong demand for office space driven by technology and multinational occupiers. The project’s positioning within this micro-market aligns with ongoing demand for integrated developments combining commercial and hospitality components.

According to Nirupa Shankar, joint managing director of Brigade Group, the partnership reflects increasing institutional participation in Indian real estate, particularly in high-quality commercial and hospitality assets. She indicated that the collaboration represents a significant investment by Bain Capital in the sector and aligns with Brigade’s strategy to expand its portfolio through institutional partnerships.

The developer also stated that it continues to explore opportunities to strengthen its presence in key markets, with a focus on scaling its commercial and mixed-use developments. The joint venture structure is expected to facilitate capital deployment and project execution through shared investment and risk.

Brigade Group, established in 1986, has a presence across multiple cities including Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City. The company has developed residential, commercial, and hospitality assets across these markets.

The transaction highlights sustained investor interest in Bengaluru’s office market, particularly in established corridors such as Whitefield, where demand is supported by infrastructure connectivity and proximity to major employment hubs.
