A redevelopment proposal at the Bombay Taximen’s Cooperative Housing Society in Kurla, Mumbai, has triggered internal conflict among residents following the selection of Syba Spaces as the developer. The 8.5-acre housing complex near Bandra-Kurla Complex includes over 650 residential units and commercial spaces. Allegations of lack of transparency, quorum issues, and procedural violations during the special general meeting have been raised by dissenting members. The dispute highlights governance challenges in large-scale housing society redevelopments in Mumbai’s prime urban locations.
The redevelopment of the Bombay Taximen’s Cooperative Housing Society in Kurla, Mumbai, has entered a contentious phase after members raised objections to the selection of Syba Spaces as the project developer, citing concerns over transparency and procedural compliance.
The dispute emerged in the past week following a special general meeting (SGM) convened to finalise the developer for the redevelopment of the 8.5-acre housing complex located near the Bandra-Kurla Complex. The society comprises more than 650 residential units and around 30 commercial premises spread across multiple buildings.
According to residents opposing the decision, the SGM was marked by disagreements between two factions, with allegations that the meeting did not meet the required quorum and that due process was not followed in selecting the developer. Some members claimed that a significant number of residents boycotted the meeting, questioning the validity of the resolution passed.
Dissenting members have also raised concerns regarding the conduct of the meeting, alleging that requests to record proceedings were denied and that the decision-making process lacked adequate transparency. A section of residents has indicated that it plans to approach the district deputy registrar to seek a formal review of the proceedings and determine whether regulatory norms were adhered to.
The redevelopment project has drawn interest due to the strategic location of the society along LBS Marg, in proximity to major commercial and infrastructure hubs. The site is considered a prime land parcel within Mumbai’s central suburbs, with redevelopment expected to unlock significant real estate value.
The selection of Syba Spaces has also been questioned by some residents on grounds that other established developers had participated in the bidding process. Reports indicate that multiple developers had purchased tender documents, but concerns were raised over whether all bidders were given equal opportunity during the evaluation process.
At the same time, the developer has maintained that its selection was based on technical and financial evaluation criteria, including project delivery timelines and benefits offered to residents. Competing bids from other developers were also part of the process before the final recommendation was made.
The redevelopment of the society has been under consideration for several years, with earlier attempts failing due to various challenges, including financial and procedural hurdles. The current proposal represents another effort to redevelop ageing structures within the complex.
The situation reflects broader challenges associated with housing society redevelopments in Mumbai, where large resident bases, high land values, and regulatory requirements often lead to disputes during developer selection and approval processes.
Further action is expected to depend on regulatory review and possible legal recourse by dissenting members, even as the society seeks to move forward with the redevelopment process.
