Brigade Enterprises Ltd has acquired a 5.72-acre land parcel in Osman Nagar, Hyderabad, through a recent auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), for an estimated consideration of around INR 250 crore, with plans to develop a residential project on the site.
The acquisition, disclosed in a regulatory filing in the past week, was completed at a price of approximately INR 44 crore per acre, excluding registration and associated costs. The outright purchase gives the company control over a development-ready parcel in one of Hyderabad’s emerging residential micro-markets.
Osman Nagar, located in the western corridor of Hyderabad, has witnessed increased real estate activity in recent years due to its proximity to established IT hubs and improving physical infrastructure. The area has attracted interest from developers seeking to cater to demand for mid-to-premium housing segments.
Brigade Enterprises indicated that the land parcel aligns with its internal criteria for scale and suitability for residential development. The company’s executive leadership conveyed that Hyderabad continues to remain a priority market, having emerged as one of the more active real estate destinations in the country, and that the Osman Nagar site fits into its broader development pipeline for premium housing.
The company plans to utilise the acquired land for a residential project, although specific details regarding project configuration, investment outlay beyond land cost, or launch timelines were not disclosed in the filing.
