Avhad Group has launched Avhad Bayline Residences in Mahim, Mumbai, marking its entry into the premium housing segment in South Mumbai, with the project recording encouraging demand from homebuyers shortly after its introduction in the past week.

The development, launched recently, is located in Mahim, a centrally positioned neighbourhood in Mumbai, and is designed to cater to demand for premium residential units within established city limits. The project comprises 251 residences, with eight apartments per floor, supported by 10 high-speed lifts aimed at facilitating vertical mobility.

The project has been designed in collaboration with architect Reza Kabul and incorporates contemporary architectural design with a focus on functional layouts, natural light, and space efficiency. The development is positioned to offer a mix of residential and lifestyle amenities tailored to urban households.

The amenity offering is spread across approximately 40,000 sq ft and organised across multiple levels. At the eighth floor, the project includes indoor facilities such as a gymnasium, spa, temperature-controlled swimming pool, indoor sports areas, and community spaces including a mini theatre and banquet hall. The ninth floor features open-air amenities including sports courts, a jogging track, co-working spaces, and recreational zones.

A terrace level positioned at a higher floor includes additional amenities such as an infinity pool, seating areas, and multipurpose recreational spaces. The layered amenity design separates high-activity zones from quieter wellness-oriented areas, aligning with evolving residential preferences.

The project also incorporates sustainability features such as solar-powered water heating, rainwater harvesting systems, sewage treatment facilities, and electric vehicle charging infrastructure. These measures are intended to support long-term resource efficiency and environmental compliance.

According to the developer, the project’s location in Mahim offers access to established social infrastructure and connectivity to key parts of Mumbai, contributing to its early demand. Company executives indicated that the response reflects a preference among buyers to remain within central city locations rather than shift to peripheral suburbs.

The launch underscores ongoing demand for premium residential developments in core Mumbai markets, particularly projects that combine location advantages with integrated lifestyle and community-oriented design elements.
