Alliance City Developers Realtors Pvt. Ltd. has reported a development milestone with 19 residential projects across Mumbai over more than a decade, including 12 completed, seven ongoing, and three upcoming developments. Operating in micro-markets such as Matunga, Vile Parle, Santacruz, Malad, Borivali, and Mulund, the developer has delivered over 1.2 million sq ft of housing and handed over homes to more than 700 families. The company continues to focus on redevelopment-led projects with a defined execution timeline, supported by an active pipeline of ongoing and planned developments. Several projects are approaching completion, while new launches are being planned in established residential locations, indicating continued expansion in Mumbai’s redevelopment segment.

The Mumbai-based developer has delivered 12 projects to date, with seven projects currently under construction and three more in the pipeline. Its operations are concentrated in established residential locations including Matunga, Santacruz, Vile Parle, Malad, Borivali, and Mulund, where redevelopment activity continues to drive housing supply.
Over this period, the company has delivered more than 1.2 million sq ft of residential space and handed over homes to over 700 families. The developer has maintained a focus on relatively short execution timelines, with a typical two-year delivery cycle forming a key part of its project strategy.
The company’s growth has been driven by redevelopment projects in land-constrained urban areas, where ageing housing stock is being replaced with new residential developments. Project execution has been supported by design optimisation and regulatory compliance, including registration under MahaRERA, which is required for residential developments in Maharashtra.
Among its completed portfolio, Alliance Nirmal Milan in Vile Parle East received recognition in a redevelopment project category, while other completed developments in Matunga, Mulund, and Malad have contributed to the company’s presence in Mumbai’s redevelopment market.
The developer continues to maintain an active pipeline of projects. Ongoing developments include 22 Alliance House and Alliance Tanvi in Vile Parle East, which are designed to cater to urban housing requirements with compact layouts. Alliance Harmony in Matunga, a recently launched project, introduces a one-residence-per-floor configuration within a central location.
Several projects are nearing completion. Alliance Vista in Vile Parle East is expected to receive its Occupation Certificate in the near term, while Alliance Abhimanyu in Malad West is likely to obtain approvals later in the current year. In Borivali West, Alliance Eternis has already secured its Occupation Certificate and is ready for possession.
Looking ahead, the company has planned three additional projects in Vile Parle, Sion, and Mulund, further expanding its footprint in redevelopment-driven micro-markets. These locations continue to attract redevelopment activity due to established infrastructure, connectivity, and limited availability of vacant land.
The company’s leadership indicated that its approach has centred on maintaining consistent execution timelines and project delivery standards. It was noted that timely delivery remains a core focus, alongside project selection and quality of construction, as the company continues to scale its operations within Mumbai’s redevelopment sector.
