Demolition of Signature View Apartments in Delhi remains delayed as the Delhi Development Authority (DDA) awaits clearance from the Central Bureau of Investigation (CBI), which is probing alleged construction lapses. The project, earlier declared structurally unsafe, has already been vacated and residents shifted with interim rent support. The agency is collecting evidence, including structural samples, before allowing demolition. Alongside the investigation, redevelopment plans are also dependent on a pending Delhi High Court matter related to floor area ratio, keeping timelines uncertain.
The demolition of Signature View Apartments in Mukherjee Nagar has been put on hold as the Delhi Development Authority is still awaiting clearance from the Central Bureau of Investigation, which is investigating alleged irregularities in the construction of the housing complex.
The residential project was developed by DDA between 2007 and 2010 and flats were allotted soon after. However, within a few years of occupancy, residents began reporting structural issues such as cracks and seepage. A structural audit conducted by IIT Delhi during 2021–22 found serious deficiencies in the buildings and recommended immediate evacuation and demolition. Based on these findings, the complex was declared unsafe and unfit for habitation in 2023.
Following this, residents were asked to vacate the premises. Around 336 flats across multiple towers were affected, and families shifted to rented accommodations. DDA arranged interim financial support for residents to cover rent expenses. Utility services, including electricity and water supply, were disconnected in late 2025 to ensure complete evacuation of the buildings.
The delay in demolition is mainly due to the ongoing CBI investigation into alleged corruption and use of substandard construction materials. The agency has registered a case against former DDA officials and private contractors linked to the project. It is currently collecting structural samples and other evidence from the site, with technical support from Delhi Technological University. Officials have indicated that demolition work cannot begin until the evidence collection process is completed and formal clearance is issued.
DDA has already finalised the demolition approach and plans to carry it out manually, floor by floor, instead of using implosion. This method has been chosen considering the weakened condition of the structures and the dense residential surroundings, where a controlled dismantling process is considered safer.
At the same time, redevelopment of the site is also linked to a legal matter. The Delhi High Court is examining a request regarding an increase in the floor area ratio for the project. The outcome of this case is expected in May and will have a direct impact on the scale and design of redevelopment.
The issue has been ongoing for several years. Earlier, the court had upheld the decision to demolish the buildings, highlighting concerns over poor construction quality and accountability. There have also been concerns raised by residents over delays in rent disbursement and coordination during the evacuation process, which had slowed down progress in the initial stages.
At present, the site remains vacant, and the demolition will proceed only after the investigating agency completes its process and provides the required clearance.
