KHB moves ahead with 92-acre affordable housing layout in Belagavi

The Karnataka Housing Board (KHB) has proposed a 92-acre residential layout in Belagavi’s Honnihal village to cater to rising demand for affordable housing. The project, its first major development in the city in nearly a decade, is currently awaiting state approval. Once cleared, it will move into public consultation and land acquisition stages under existing legal provisions. The initiative aims to create planned housing with basic infrastructure while ensuring fair compensation and rehabilitation for landowners, reflecting the state’s continued focus on expanding organised housing supply in emerging urban centres.

The Karnataka Housing Board (KHB) has proposed a residential development spread across 92 acres in Honnihal village, around 18 km from Belagavi city. The project is intended to address the increasing need for planned and affordable housing, especially as the city continues to expand beyond its core areas.


The identified land falls under multiple survey numbers, and the proposal has been submitted to the state government for approval. After receiving clearance, KHB is expected to issue a public notification inviting objections and suggestions from local stakeholders. This step is part of the statutory process and is likely to take place within a few months of approval.

Officials have indicated that land acquisition will be carried out in accordance with the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013. Landowners affected by the project will be provided compensation based on prescribed norms, along with rehabilitation benefits where applicable.

This will be KHB’s first major residential layout in Belagavi in nearly ten years. Its earlier project in the city, Devaraj Urs Colony at Basavan Kudachi, was developed to cater to similar housing demand. The new layout is expected to offer plots across different categories, making it accessible to a wider range of income groups.

The proposed development is also expected to include basic infrastructure such as internal roads, drainage systems, water supply, and electricity connections. Such provisions are typically part of KHB layouts and are aimed at ensuring organised urban growth rather than unplanned expansion.

KHB has maintained that the entire process will follow a transparent approach, with due compliance to legal and planning requirements. The board is likely to move in phases, beginning with approvals and consultations, followed by acquisition and infrastructure planning before allotment.

The project aligns with the board’s broader strategy of expanding housing supply in tier-2 and tier-3 cities across Karnataka. In recent years, KHB has initiated similar large-scale housing layouts in regions such as Devanahalli and Chamarajanagar, focusing on affordability and planned development to meet growing urban demand.
