Bengaluru’s civic authorities have introduced an online system enabling property owners to instantly access and download e-khata documents using their SAS property tax identification. The initiative, rolled out through the e-Aasthi platform, covers nearly 13 lakh properties and aims to streamline property documentation by reducing reliance on physical processes. The e-khata, a critical document for property tax payments, ownership verification, and transactions, can now be generated within minutes through OTP-based authentication. While the move is expected to improve transparency and reduce intermediary dependence, authorities have clarified that the digitally issued records remain provisional until further compliance steps are completed.
The civic authorities in Bengaluru have enabled property owners to access and download e-khata documents instantly through an online platform, marking a significant shift in the city’s property documentation process.
The system, introduced in the past week via the e-Aasthi portal, allows users to generate their e-khata by entering their Self-Assessment Scheme (SAS) property tax identification number and completing an OTP-based verification. The service covers approximately 13 lakh properties across the city and eliminates the need for physical visits to municipal offices for obtaining the document.
The e-khata is a digital version of the traditional khata certificate, which serves as a key record of property ownership, assessment details and tax linkage. It is mandatory for a range of property-related activities, including payment of property tax, execution of sale transactions, mortgage approvals and ownership transfers.
Officials stated that the initiative has been designed to streamline administrative processes, reduce paperwork and improve ease of access for property owners. The system also automatically sends the generated document via SMS or messaging platforms to registered mobile numbers, further simplifying retrieval and storage.
The move forms part of a broader push towards digitisation of land and property records in Karnataka, where authorities have been working to transition from manual registers to fully digital, verifiable systems. By enabling instant access, the platform is expected to reduce delays, minimise dependence on intermediaries and improve transparency in property-related transactions.
However, civic authorities have clarified that the e-khata documents generated through the portal are provisional in nature and issued on an “as-is-where-is” basis. Property owners are required to complete additional compliance measures, including Aadhaar-based e-KYC, updating of sale deed details, GPS-based property mapping and integration with utility records, to obtain full legal validity.
From a regulatory standpoint, the development is significant for the residential market, particularly in a city where documentation gaps and delays in khata issuance have historically affected property transactions and access to institutional finance. The digital system aims to address these inefficiencies by creating a centralised and accessible database of property records.
The initiative also aligns with ongoing efforts to formalise property ownership and bring more assets into the legal and financial system, thereby improving transaction transparency and tax compliance.
Authorities indicated that the system will continue to be refined, with further integration of services such as utility connections and mutation processes, reinforcing the role of digital platforms in urban property governance and administration.
