In India's IT corridor, CapitaLand Investment Limited (CLI) has begun construction on Phase I of the renovated International Tech Park Hyderabad (ITPH). This Madhapur business park has a 100% lease agreement from major firms for its Block A office building. Over the course of seven to ten years, CapitaLand India Trust (CLINT) will invest in the substantial renovation of ITPH, resulting in the provision of more than 4.9 million square feet of Grade A+ office space. At ITPH, a 40-megawatt data centre will also be built. The initiative intends to boost Hyderabad's expanding information technology industry and meet the demands of major international businesses.
CapitaLand Investment Limited (CLI) has initiated Phase I of the redeveloped International Tech Park Hyderabad (ITPH). This business park, located in Madhapur, Hyderabad’s IT corridor, boasts 100% lease commitments for its Block A office building. CapitaLand India Trust (CLINT) will invest in the comprehensive redevelopment of ITPH, a project slated for completion over 7-10 years. Once finished, it will provide over 4.9 million square feet of Grade A+ office space, accommodating more than 50,000 IT/IT Enabled Services (ITES) professionals.
At the Block A launch, a ground breaking ceremony also marked the development of a 40-megawatt data centre in ITPH. The event was attended by government officials and CLI representatives.
Phase 1 operations have already attracted lease commitments from global corporations such as Bristol Myers Squibb, Ernst & Young, Tata Consultancy Services, VXI Global, US Technology, Warner Bros. Discovery, Cloud4C Services, and ANSR Global Corporation for the 1.4 million sq ft Block A office building.
The project incorporates a wide range of amenities, including cafeterias, food courts, private dining areas, meeting rooms, day care facilities, gyms, convenience stores, clinics, and premium flexible office spaces. Open collaborative spaces such as a rooftop sports arena and game courts for volleyball and cricket are also planned.
Block A has received LEED Gold certification from the U.S. Green Building Council (USGBC) and is pursuing WELL Gold Certification from the International WELL Building Institute. It features sustainable elements like rooftop solar panels, LED lighting, double-glazed facades, energy-efficient fins, water-conserving fittings, rainwater recycling, organic waste converters, and sewage treatment plants. The data centre at ITPH will have a built-up area of 0.3 million sq ft, catering to international hyperscalers and large enterprises with its advanced specifications.
