Viyaara Realty has completed and delivered its residential project, The Nest – Smart Cozy Homes, in Taloja ahead of the committed RERA timeline. The project, launched in mid-2022, saw all 325 units sold, indicating strong buyer demand in the micro-market. Spread across 1.5 acres, it offers a mix of 1 BHK and 2 BHK units along with select configurations. Located in a growing Navi Mumbai node, the development benefits from strong connectivity and upcoming infrastructure projects. With smart home features and lifestyle amenities, the project reflects changing buyer preferences toward tech-enabled and efficient living spaces.
Viyaara Realty has delivered its residential project, The Nest – Smart Cozy Homes, in Taloja ahead of its committed RERA timeline, marking an early completion milestone for the development. The project was launched in mid-2022 and has now been fully delivered, with all 325 units sold.
The project is spread across 1.5 acres with a total development area of around 2.5 lakh sq ft. It includes 247 units of 1 BHK apartments measuring 347 sq ft and 78 units of 2 BHK apartments measuring 497 sq ft. It also offers select 2.5 BHK and combined (jodi) configurations, catering to different buyer needs in the affordable and mid-segment housing category.
Priyanka Jindal Gupta, Advisor at Viyaara Realty, stated that the strong response to the project reflects the trust homebuyers have placed in the company. She added that completing the project ahead of schedule highlights disciplined execution and reinforces the company’s commitment to timely delivery across its developments.
The project is located in Taloja, a developing residential node in Navi Mumbai, and has connectivity to Pendhar Metro Station, Taloja railway station, NH-48, and the Mumbai–Pune Expressway. The area is also expected to benefit from infrastructure developments such as the Mumbai Trans Harbour Link and the Navi Mumbai International Airport, which are likely to support future growth and property value appreciation. Taloja has seen increased residential activity in recent years due to relatively lower entry prices compared to other parts of Navi Mumbai.
The developer highlighted that delivering the project ahead of the RERA timeline reflects its focus on quality, transparency, and customer satisfaction. It also noted that features such as home automation and a clubhouse were introduced in this micro-market, which are not commonly seen in similar price segments in the area.
The Nest includes integrated home automation systems that allow residents to control lighting, fans, and certain appliances, aimed at improving convenience, energy efficiency, and security. The project also offers over 12,000 sq ft of amenities, including a 4,500 sq ft clubhouse and a 5,000 sq ft swimming pool and landscaped garden area. Around 60% of the project area has been kept open.
Other facilities include a skywalk, jogging track, yoga deck, butterfly garden, children’s play area, and a riverside walkway. The project is located along the Taloja River, offering a riverside setting, which remains limited in this segment within the locality.
Homes have been designed with a focus on natural light, cross ventilation, and efficient layouts, along with standard quality finishes. The landscape design, prepared by an international consultant, adds to the overall planning of the project, combining open spaces with residential use.
