Located along Chennai's IT corridor, the development is designed with large floor plates and modern infrastructure to support scalable office operations. The project adds to the developer's expanding commercial portfolio, which currently spans over 4 million sq ft across multiple cities, reflecting continued investment in office assets amid sustained demand from technology-led occupiers.
Casagrand Commercial has commenced construction of a Grade A office development, Casagrand Skytech, on a 4.28-acre site in Perungudi, with the ground-breaking ceremony held in the past week. The project will deliver approximately 1 million sq ft of office space and forms part of the developer's strategy to expand its commercial real estate portfolio in Chennai's IT corridor.
The development is planned with large, high-efficiency floor plates to accommodate modern corporate requirements, particularly for IT/ITES companies, multinational firms, and large enterprises seeking scalable office environments. The project is positioned to cater to occupiers requiring flexible layouts and operational efficiency within a single campus.
According to company representatives, the design incorporates technology-enabled infrastructure and planning aimed at supporting long-term business operations. The project is expected to include features aligned with contemporary workplace requirements, including efficient space utilisation and integrated systems to support day-to-day operations.
The location of the project in Perungudi places it within one of Chennai's established office corridors. The area benefits from connectivity through major arterial roads and access to metro and suburban rail networks. The surrounding micro-market includes residential neighbourhoods, healthcare facilities, educational institutions, and retail centres, which collectively support workforce accessibility and daily operational requirements for occupiers.
Company officials indicated that the project has been conceptualised to meet the evolving requirements of occupiers, particularly in terms of scale, connectivity, and infrastructure. The development is expected to contribute to the supply of Grade A office space in Chennai, where demand continues to be driven by technology-led sectors and global capability centres.
Casagrand Commercial currently has a commercial development portfolio exceeding 4 million sq ft across six projects, including five in Chennai and one in Coimbatore. In addition to office developments, the company is also developing two retail projects in Chennai, indicating diversification across commercial asset classes.
The ground-breaking of Casagrand Skytech reflects continued developer interest in expanding office supply in key micro-markets, particularly along established IT corridors. As occupier demand remains concentrated in Grade A assets with strong infrastructure and connectivity, new developments of this scale are expected to play a role in meeting requirements from large-format tenants in the city's commercial real estate market.
