The Jaipur Development Authority (JDA) has launched a set of land pooling schemes aimed at facilitating planned urban expansion and improving land availability for infrastructure and housing projects in the city. The initiative seeks to involve landowners in the development process by aggregating land parcels, enabling the authority to undertake infrastructure development while returning a portion of developed land to owners. The schemes are intended to streamline land acquisition challenges, reduce litigation risks and accelerate urban development. The move comes as Jaipur continues to witness growth pressures, with authorities focusing on structured expansion to accommodate residential and infrastructure demand.
The Jaipur Development Authority has introduced land pooling schemes in the past week to facilitate planned urban expansion and improve land aggregation for infrastructure and residential development projects across Jaipur. The initiative is aimed at addressing challenges associated with traditional land acquisition while enabling coordinated city growth.
Under the land pooling framework, landowners voluntarily contribute their land parcels to a common pool, which is then developed by the authority with necessary infrastructure such as roads, drainage systems and public utilities. After development, a portion of the land is returned to the original owners, while the remaining area is retained by the authority for public infrastructure and development purposes. This approach is designed to create a balance between private land ownership and public development requirements.
Officials indicated that the scheme has been structured to reduce disputes and delays typically associated with land acquisition processes. By involving landowners as stakeholders in the development cycle, the authority aims to minimise litigation risks and improve project timelines. The mechanism also allows for more efficient planning of large contiguous land parcels, which is often difficult to achieve through fragmented acquisition.
The schemes are expected to play a role in supporting Jaipur's outward expansion, particularly in peripheral areas where urbanisation pressures are increasing. With demand for residential and mixed-use development rising, the authority is focusing on ensuring that infrastructure provision keeps pace with growth. The authority is expected to oversee implementation, including planning layouts, executing infrastructure works and coordinating with relevant departments.
The introduction of land pooling comes at a time when Jaipur is witnessing increased real estate activity, driven by population growth, improved connectivity and demand for organised housing. The availability of large, planned land parcels is considered critical for sustaining this growth, particularly for integrated townships and infrastructure projects.
