Sattva Group has announced the launch of Sattva City, a 50-acre residential township in North Bengaluru with an estimated gross development value of over INR 8,600 crore. The project is positioned around a 15-minute city planning approach, integrating residential, retail, social and lifestyle infrastructure within a single development. With nearly 84 per cent of the land allocated to open spaces and over 250 amenities, the project targets mid-to-premium housing demand in a corridor driven by airport-led infrastructure growth. The development reflects increasing focus on large-scale, self-sustained communities in Bengaluru's northern micro-market.

Sattva Group has launched a large-scale residential development in the past week in North Bengaluru, introducing Sattva City, a 50-acre integrated township with an estimated gross development value exceeding INR 8,600 crore. The project is being positioned as a self-sustained urban community, incorporating residential, commercial and lifestyle components within a single master-planned layout.


The development has been conceptualised around the 15-minute city framework, an urban planning approach that focuses on ensuring access to essential services such as education, healthcare, retail and recreation within a short distance. The project aims to integrate these elements within the township, reducing reliance on external infrastructure for daily needs.

A significant portion of the project area approximately 84 per cent of the total land parcel has been allocated to open and landscaped spaces. This translates to over 42 acres of green areas, including parks, internal open zones and recreational spaces, reflecting a design emphasis on low-density planning within a large-format development.

The project will offer a range of residential configurations, including 2 BHK, 2.5 BHK, 3 BHK and 3.5 BHK apartments, along with select 4 BHK units and penthouse residences. The housing mix indicates a focus on mid-to-premium segments, catering to a wide spectrum of end-users in the North Bengaluru market.

In addition to residential units, the township will include over 250 amenities spanning indoor and outdoor facilities. These are expected to cover areas such as fitness, recreation, community interaction and leisure, forming part of a broader effort to create a self-contained living environment.

North Bengaluru has emerged as a key growth corridor over recent years, supported by infrastructure developments such as the expansion of Kempegowda International Airport, growth of aerospace and industrial clusters, and the presence of global capability centres and commercial campuses. The area has witnessed steady residential demand, with price appreciation reported in the range of 15 to 25 per cent in recent years, driven by employment growth and improved connectivity.

A senior executive at Sattva Group indicated that the land parcel had been identified earlier, with the intention of developing a large-scale integrated community aligned with the region's long-term growth trajectory. The executive added that the project is intended to create a balanced living environment combining open spaces, infrastructure and accessibility.

The launch forms part of the developer's broader expansion strategy across multiple cities, including Bengaluru, Mumbai, Visakhapatnam, Hyderabad, Pune and Goa. The company has been strengthening its presence in key markets through a mix of greenfield developments and redevelopment projects.

The introduction of township-scale developments such as Sattva City reflects a growing trend in urban real estate, where developers are focusing on integrated communities to address demand for planned living environments. In high-growth corridors such as North Bengaluru, such projects are increasingly shaping residential supply by combining scale, infrastructure and mixed-use planning within a single development framework.
