Conceptualised by UK-based Benoy, the development features a large central atrium and integrated leisure offerings. Trehan IRIS announced in recent days that its flagship retail-led project, IRIS Broadway GrenoWest, has been recognised as the Most Promising Upcoming Shopping Centre of the Year 2026-27 at the MAPIC India Shopping Centre Awards. The award was presented earlier this month and acknowledges developments demonstrating innovation and impact within India's retail real estate sector.


Located near Ek Murti roundabout in Greater Noida West, the project is being developed as a fully air-conditioned mixed-use destination spanning approximately 1 million sq ft. The development is positioned as a retail and entertainment hub, combining shopping, dining, and leisure components within a single integrated environment.

The project has been conceptualised by Benoy, with design elements including a central atrium of approximately 25,000 sq ft. The atrium incorporates design features developed by Uncommon Land, contributing to the architectural identity of the mall. The development reflects a design-led approach that integrates spatial planning with consumer engagement features.

According to the company's leadership, the project has been planned to create a combined ecosystem of commerce, community, and leisure, with a focus on experiential retail formats. The mall is expected to include a range of retail offerings, from daily essentials to established international and domestic brands, alongside dedicated zones for food and beverage, sports and athleisure, and entertainment.

The entertainment component is designed to include facilities such as multiplex cinemas, electronic gaming zones, bowling alleys, and arcade areas, positioning the project as a destination for both routine and discretionary spending. The integrated approach aligns with broader trends in retail real estate, where developers are focusing on experience-driven formats to attract sustained footfall.

The project is expected to become operational within the current year, adding to the retail supply pipeline in the Noida Greater Noida market, which has seen increased development activity driven by residential growth and improving infrastructure connectivity.
