Affluent homebuyers in Mumbai are increasingly favouring suburban locations for luxury housing, reflecting a shift from traditional demand centred on South Mumbai. Industry stakeholders indicate that areas such as Bandra, Khar, and Santacruz are emerging as preferred micro-markets due to better space availability, improved infrastructure, and integrated community living. Enhanced connectivity, hybrid work patterns, and rising expectations around lifestyle amenities are influencing this transition. Developers are responding with larger homes, gated communities, and mixed-use ecosystems, signalling a structural change in how luxury housing is defined and delivered across the Mumbai Metropolitan Region.
Vishal Ratanghayra stated in recent commentary that luxury housing demand in Mumbai is undergoing a transition, with affluent buyers increasingly shifting their preference from South Mumbai to suburban micro-markets. He noted that the change reflects evolving buyer priorities, where factors such as space, liveability, and convenience are becoming more influential than legacy prestige associated with central locations.
Traditionally, South Mumbai was considered the primary destination for luxury housing due to its proximity to established business districts and its historical significance. However, high property prices in these areas have led to limitations in terms of space and flexibility, even for high-net-worth buyers. In contrast, suburban locations such as Bandra, Khar, Santacruz, and Andheri are offering comparatively larger configurations, including three to five-bedroom residences, often with significantly higher usable space at more competitive price points.
He indicated that this shift represents a recalibration in how luxury is perceived, with greater emphasis on functional layouts, quality of living, and access to modern amenities. The value proposition in suburban markets is further supported by ongoing infrastructure development across the Mumbai Metropolitan Region.
Key infrastructure projects such as the Mumbai Trans Harbour Link, metro rail expansions, and new road corridors have improved connectivity between suburban locations and commercial hubs. As a result, areas such as Thane, Navi Mumbai, and Goregaon are increasingly being viewed as well-connected residential destinations rather than peripheral locations. Reduced travel times have contributed to rising real estate interest and investment potential in these areas.
Changing work patterns have also influenced residential preferences. With hybrid working models becoming more common, the need to reside in close proximity to central business districts has reduced. Buyers are now seeking homes that can accommodate multiple functions, including dedicated workspaces, private outdoor areas, and wellness-focused amenities.
The emergence of self-sustained suburban ecosystems has further supported this transition. Neighbourhoods across the western and extended suburbs now offer integrated social infrastructure, including educational institutions, healthcare facilities, retail centres, and office spaces. This has reduced dependence on traditional city centres and enabled the development of micro-markets that function as independent urban clusters.
Redevelopment activity in established suburbs such as Bandra, Khar, and Santacruz is also contributing to the trend. Older buildings are being replaced with modern residential towers equipped with contemporary features such as private lifts, sky lounges, and smart home technologies, while retaining the locational advantages of established neighbourhoods.
He added that luxury housing in Mumbai is increasingly being defined by factors such as open spaces, privacy, and community-oriented living environments, rather than solely by location. The ongoing shift towards suburban markets indicates a longer-term structural change, supported by infrastructure growth and evolving lifestyle expectations.
The trend is expected to continue as suburban ecosystems mature and connectivity improves further, contributing to a more decentralised urban development pattern across Mumbai.
