A large-scale redevelopment is being planned for nearly 14,000 hutments spread across over 100 acres around Gilbert Hill in Andheri West. The proposal focuses on rehabilitating residents living in informal settlements through a cluster-based approach. The plan aims to improve housing conditions, address safety concerns near the heritage structure, and provide better infrastructure. Authorities have also linked the move to earlier efforts to protect the geological site and manage encroachments. The project is expected to bring more organised development to the area while ensuring eligible residents are accommodated.
A redevelopment plan has been initiated for around 14,000 hutments located in the vicinity of Gilbert Hill in Andheri West. The area, spread across more than 100 acres, has seen dense informal settlements over the years, leading to concerns around safety, infrastructure, and unplanned growth.
The proposed project will follow a cluster redevelopment model, where multiple land parcels are combined to enable planned construction. This method is expected to help in better utilisation of land while ensuring that existing eligible residents are rehabilitated within the same locality. Officials have indicated that the approach will also allow for improved road access, sanitation systems, and open spaces, which are currently limited due to congestion.
The settlements are located close to Gilbert Hill, a protected monolithic rock formation believed to be around 66 million years old. Over time, hutments have come up very close to the base of the hill, raising concerns about structural safety and risks such as landslides, especially during heavy rainfall. Civic authorities have been monitoring the situation and have previously highlighted the need to regulate development around the site.
Earlier discussions by local authorities included measures to preserve the hill and improve its surroundings. These involved clearing encroachments, enhancing access routes, and exploring the possibility of developing the location as a tourist and educational spot. However, progress remained limited due to the scale of settlements and rehabilitation challenges.
With this redevelopment, authorities are looking to address both housing and urban planning issues together. By consolidating fragmented land and introducing structured layouts, the project aims to create a more organised residential environment. It is also expected to support broader redevelopment strategies in Mumbai, where cluster projects are increasingly being used in high-density areas to improve liveability without displacing communities.
The plan is likely to move forward after necessary approvals and verification of eligible beneficiaries, which is a key step in such redevelopment projects.
