PRANA by Nila, a residential development by Nila Urban Living Private Limited in GIFT City, has received EDGE Advanced Preliminary Certification from Sintali, becoming the first residential project in the city to achieve this rating. Announced on April 9, the project has also secured WELL Pre-Certification, positioning it among a limited number of developments pursuing both sustainability and wellness benchmarks. The 696-unit project has reported 48% energy savings, 52% water savings and a 46% reduction in embodied carbon, exceeding EDGE requirements. Designed with features such as energy-efficient systems, renewable energy integration and water recycling, the project is expected to generate annual operational emissions of 312.84 tCO while achieving savings of 244.44 tCO. The certification reflects increasing adoption of global green building standards in India's emerging financial districts.
PRANA by Nila, a residential project developed by Nila Urban Living Private Limited, has received EDGE Advanced Preliminary Certification in the past week, becoming the first residential development in GIFT City to achieve this rating, while also securing WELL Pre-Certification for its design and planning approach.
The certification, issued by Sintali, recognises the project's performance across key sustainability metrics, including energy efficiency, water conservation and reduction in embodied carbon. PRANA has reported 48% savings in energy consumption, 52% reduction in water usage and a 46% decline in embodied carbon in construction materials, exceeding the minimum thresholds required under the EDGE certification framework.
The EDGE (Excellence in Design for Greater Efficiencies) standard, developed by the International Finance Corporation, a member of the World Bank Group, requires projects to achieve at least 20% improvement in energy, water and material efficiency compared to local benchmarks. The project's performance places it in the advanced category under the certification system.
The development comprises 696 residential units and has been designed to integrate sustainability features across multiple aspects of construction and operations. These include a high-performance building envelope with insulated walls, reflective roofing and energy-efficient glazing systems aimed at reducing heat gain and energy demand.
Additional measures include the use of energy-efficient cooling systems, lighting and ventilation, alongside provisions for on-site renewable energy generation. Water management systems have been incorporated through efficient fixtures and wastewater recycling, while construction practices have focused on material efficiency and the use of lower-carbon inputs.
Project estimates indicate annual operational carbon emissions of approximately 312.84 tonnes of CO, with projected savings of around 244.44 tonnes of CO per year compared to baseline scenarios. These metrics are intended to quantify the environmental impact of the development over its operational lifecycle.
A company executive indicated that the dual certification approach reflects a focus on integrating environmental and occupant well-being considerations within residential design. The project has been planned to align with evolving demand for housing that incorporates measurable sustainability and health-related performance standards.
The development is located within GIFT City, which is being positioned as an international financial services hub with planned infrastructure and regulatory frameworks. The certification is expected to contribute to the adoption of green building practices within the city's residential segment.
The recognition of PRANA under both EDGE and WELL frameworks indicates a growing trend of developers adopting internationally benchmarked standards in Indian residential projects, particularly in emerging urban centres where planned infrastructure and regulatory oversight support such initiatives.
