Real estate firm Dalcore has announced an investment of INR 500 crore to develop a branded luxury housing project in Gurugram in partnership with London-based design brand YOO. The project, named The Falcon, has been launched in the past week on a 2-acre land parcel along Golf Course Road and will comprise a single 165-metre-high tower. With a built-up area of approximately 5 lakh sq ft, the development will include 96 units, comprising 93 apartments and three penthouses. Apartment prices are expected to start from INR 10 crore, with the developer targeting total revenues of around INR 1,450 crore. The project marks Dalcore's entry into the residential segment and introduces YOO-branded residences to North India, reflecting growing demand for design-led premium housing offerings in key urban markets.

Dalcore has announced an investment of approximately INR 500 crore in the past week to develop a luxury residential project in Gurugram, in partnership with London-headquartered design brand YOO, marking its entry into the housing segment with a branded development on Golf Course Road.


The project, named The Falcon, has been launched on a 2-acre land parcel and will comprise a single residential tower rising to a height of around 165 metres. The development is planned with a total built-up area of approximately 5 lakh sq ft and will include 96 residential units, consisting of 93 apartments and three penthouses.

The apartments are expected to be priced from around INR 10 crore onwards, with the developer projecting total revenues of approximately INR 1,450 crore from the project. The scheme has been positioned within the premium residential segment, targeting high-value buyers seeking design-oriented living environments.

Dalcore is part of the Gujarat-based Shreeram Group, which has business interests in manufacturing and exports of industrial and edible salts. The Gurugram project represents the company's first foray into real estate development.

The development has been undertaken in collaboration with YOO, a global design and lifestyle brand founded in 1999 by Philippe Starck and John Hitchcox. The brand has delivered more than 85 projects across 36 countries and has been associated with a limited number of developments in India to date.

A company executive indicated that the project has been conceptualised to introduce internationally recognised design frameworks into the domestic residential market. The design approach draws from Philippe Starck's design philosophy, combined with architectural inputs from UHA London, aimed at creating a curated residential environment.

Industry consultants noted that branded residences have been gaining traction in India's premium housing segment, driven by demand for differentiated products that combine design, branding and lifestyle amenities. A representative from Cushman & Wakefield, which is acting as the strategic marketing partner for the project, indicated that such developments are increasingly attracting high-net-worth buyers in key urban locations.

The project is located along Golf Course Road in Gurugram, a micro-market characterised by high-end residential developments and established commercial infrastructure. The introduction of a branded residential tower in this location reflects a broader trend of developers targeting premium segments with niche offerings.

The launch of The Falcon adds to the growing presence of international design collaborations in India's residential sector, where developers are seeking to differentiate projects through global branding and design partnerships while catering to a relatively small but expanding base of high-value homebuyers.
