BPTP Limited has awarded a construction contract worth approximately INR 488 crore to NCC Limited for its residential project, Downtown 66, located in Sector 66, Gurugram. The contract covers civil structure and finishing works for a total built-up area of about 1,79,302 sq m, including residential towers and associated amenities. Positioned along Golf Course Extension Road, the development forms part of BPTP's ongoing portfolio in the city. The project has secured IGBC Platinum pre-certification and is being designed to meet higher seismic standards. Multiple global and domestic consultants have been engaged across architecture, engineering, and sustainability disciplines, reflecting a multi-stakeholder approach to execution.
BPTP Limited has awarded a construction contract valued at approximately INR 488 crore to NCC Limited for its residential development Downtown 66 in Sector 66, Gurugram, with the scope covering structural and finishing works across a built-up area of nearly 1,79,302 sq m, as announced in the past week.
The contract includes construction of residential towers and associated amenities in accordance with approved plans and project specifications. NCC Limited, which has prior experience in executing residential, commercial, and infrastructure projects, will be responsible for delivering the defined construction scope as part of the project execution framework.
Downtown 66 is located along Golf Course Extension Road, a key residential corridor in Gurugram, and forms part of BPTP's broader development pipeline in the region. The project is being planned with a focus on integrated residential design, incorporating multiple components such as connectivity, sustainability features, and amenities aligned with contemporary housing requirements.
BPTP's management indicated that the selection of NCC Limited reflects a strategy of engaging established contractors to ensure adherence to project timelines, design specifications, and execution standards. The company conveyed that the partnership is aligned with its approach of working with experienced construction firms for large-scale residential developments.
The project involves collaboration with a range of international and domestic consultants across specialised functions. These include AEDAS, Singapore, as principal architect and interior design consultant, Coopers Hill, Singapore, for landscape planning, Nulty Studio, Dubai, for lighting design, and End Point, Dubai, for signage. Other consultants engaged include GreenTree for green building certification, Manish Consultant for structural proofing, BES for faade design, RSMS for building bye-law advisory, ATN Consultants for kitchen design, Sanelac for mechanical, electrical and plumbing services, RWDI for wind tunnel studies, and Proion for fire safety planning.
Downtown 66 has received IGBC Platinum pre-certification based on its current design parameters, indicating compliance with green building standards. The development is also being designed to meet higher seismic resilience benchmarks, aligned with Zone V considerations for high-rise structures, compared to Zone IV norms prescribed under Indian building codes.
The project is being undertaken in compliance with applicable regulatory approvals and statutory frameworks. BPTP has indicated that the development approach integrates engineering, sustainability considerations, and design planning across multiple stages of execution.
The award of the contract marks the transition of the project into the construction phase, with NCC Limited expected to undertake execution in line with the defined scope. The development adds to ongoing residential supply in the Golf Course Extension Road micro-market, where developers continue to advance mid- to high-rise housing projects supported by infrastructure connectivity and urban expansion.
