The project will be undertaken as a redevelopment initiative in Siddharth Nagar, a residential locality within Goregaon West, and will be executed jointly by the two entities. The development is planned to deliver a total saleable carpet area of approximately 0.67 million sq ft, positioning it as a mid-to-large scale residential project within the western suburbs of Mumbai.

The company indicated that the partnership structure involves collaboration with Sigma Oxford Realtors for execution of the redevelopment project. While specific timelines and configuration details have not been disclosed, the project is expected to comprise high-rise residential towers, in line with prevailing development patterns in the Goregaon micro-market, where redevelopment-driven supply continues to shape new housing stock.

Goregaon West has witnessed sustained residential activity due to its connectivity to key commercial and infrastructure nodes, including the Western Express Highway, Link Road, and suburban rail network. The locality has also seen an increase in redevelopment-led projects, particularly in older housing clusters such as Siddharth Nagar, where land aggregation and redevelopment models are enabling higher-density residential construction.

Arvind SmartSpaces, which operates across multiple cities, has a total development footprint of approximately 111.4 million sq ft across India. The company has established a presence in Gujarat as its primary market, while also expanding its portfolio in the Mumbai Metropolitan Region and Pune through a mix of plotted developments, residential projects, and joint development agreements.

The latest partnership reflects the company's continued strategy of entering key urban markets through asset-light structures such as joint ventures and redevelopment collaborations. Mumbai, particularly its suburban markets, remains a focus area for such partnerships due to limited availability of large land parcels and the growing role of redevelopment in unlocking land value.
