YEIDA launches 973 residential plots near Noida airport with draw-based allotment

The Yamuna Expressway Industrial Development Authority has introduced a residential plot scheme offering 973 plots near the Noida International Airport. Located in key sectors along the Yamuna Expressway, the scheme includes multiple plot sizes aimed at end-users and mid-income buyers. Priced at around INR 35,000 per sq metre, the plots will be allotted through a computerised draw. The launch follows regulatory approvals and comes amid rising demand in the corridor, supported by infrastructure developments such as the airport, logistics hubs, and planned urban projects.

The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new residential plot scheme offering 973 plots near the upcoming Noida International Airport. The plots are located in sectors 15C, 18 and 24A along the Yamuna Expressway, a stretch that has seen steady traction due to ongoing infrastructure development and improved connectivity.


The scheme offers plots in different size categories, mainly ranging from 162 sq m to 290 sq m. A large share of the inventory includes 162 sq m and 200 sq m plots, indicating a focus on mid-sized residential demand. A limited number of larger plots have also been included to cater to buyers looking for bigger configurations.

The authority has fixed the rate at around INR 35,000 per sq metre, which is relatively competitive compared to nearby private developments. Applicants are required to deposit a registration amount of around 10 per cent of the total plot value at the time of application. The allotment will be carried out through a computerised draw system, ensuring a transparent process for all applicants.

A reservation policy has been incorporated within the scheme. Around 17.5 per cent of the plots are reserved for farmers whose land was acquired for development, while 5 per cent are set aside for industrial units operating within the YEIDA region. The remaining plots are available for the general category.

The launch comes after the authority secured required approvals, including clearance from the state real estate regulator. Earlier concerns related to payment structures and documentation norms have been addressed, allowing the scheme to move forward. The application process has been kept fully online, aligning with the authority's approach to digitised allotments.

The area around the Yamuna Expressway has seen increased interest due to the upcoming Noida International Airport, which is scheduled to become operational in February 2026. The airport project, along with planned developments such as logistics parks, industrial clusters and a proposed film city, has contributed to rising land values in the region over the past few years.

In recent months, YEIDA has also recorded strong participation in land allotments, including e-auctions of group housing plots and policy steps to support existing allottees. This reflects a broader push to accelerate planned development in the corridor and attract both residential and commercial investment.

The current scheme is expected to see healthy participation from both end-users and investors, given the limited supply of authority plots and the growing importance of the Yamuna Expressway region as a developing urban hub.
