Prayagraj Municipal Corporation has clarified that property tax rebates will be available only for self-occupied residential properties, excluding rented or income-generating units. Owners living in houses older than 20 years can get a 40% rebate, while those in newer homes can avail 32.5%. The benefit will be granted only after physical verification by municipal teams. The move follows earlier decisions to provide relief for ageing properties but now focuses on ensuring the benefit reaches genuine occupants and prevents misuse by landlords or investors.
Prayagraj Municipal Corporation has announced that property tax rebates in the city will be limited strictly to self-occupied residential properties. The clarification makes it clear that houses which are rented out or used for commercial or income-generating purposes will not be eligible for the benefit.
Under the revised structure, homeowners residing in buildings older than 20 years will be eligible for a 40% rebate on property tax. For properties that are relatively newer, the rebate has been fixed at 32.5%. Officials have specified that the definition of self-occupied property applies only to homes where the owner and their family are living for residential use.
The civic body has also made it clear that the rebate will not be granted automatically. Property owners will need to apply for the benefit, after which municipal teams will conduct on-ground inspections to verify whether the property is genuinely self-occupied. This verification process will begin once the corporation completes the upgrade of its software system, which is being implemented to streamline records and reduce discrepancies in tax assessments.
Officials indicated that while such rebates have existed earlier, they were often misinterpreted or claimed without proper checks. The current step aims to tighten the process and ensure that only eligible homeowners receive the benefit. The mayor conveyed that the rebate percentages will be applied only after successful verification, reinforcing accountability in the system.
The move builds on earlier proposals by the corporation to provide relief to owners of older residential buildings, particularly those facing higher maintenance costs due to ageing structures. At the same time, the administration is focusing on improving tax compliance and reducing revenue leakage by preventing ineligible claims from landlords who rent out their properties.
This clarification is expected to affect a section of property owners who previously assumed that all residential units qualified for rebates. By linking the benefit strictly to occupancy status, the corporation is aiming to create a more targeted approach while maintaining stability in its tax collection system.
Authorities have advised eligible homeowners to keep documents ready and apply once the system is operational, as approvals will depend on verified occupancy data and property records.
