The project received 1,053 expressions of interest in the four weeks prior, translating into 531 bookings from 1,233 walk-ins, reflecting a 47% conversion rate. Launched around Chhatrapati Shivaji Maharaj Jayanti, the project's positioning focused on cultural alignment with the local buyer base. It forms part of the My First Home initiative, which has previously delivered strong sales in Kalyan and Shil Phata. The response highlights sustained demand for affordable housing in emerging micro-markets within the Mumbai Metropolitan Region.
The Swarajya residential project in Dombivli has recorded over 500 bookings within four days of its launch, generating sales worth INR 171 crore, with the development jointly undertaken by Bhagwati Group and Haware Properties and exclusively marketed by The Guardians Real Estate Advisory. The launch took place in the past week, following pre-launch interest that translated into strong on-ground demand.
The project had received 1,053 expressions of interest (EOIs) in the four weeks leading up to the launch. During the initial four-day period, it recorded 1,233 site visits, resulting in 531 confirmed bookings, indicating a conversion ratio of approximately 47%. The response reflects a high level of buyer intent translating into transactions within a short timeframe.
The development was positioned with a focus on local cultural identity, aligning its branding and communication strategy with the predominantly Maharashtrian buyer base in Dombivli. The launch was timed around Chhatrapati Shivaji Maharaj Jayanti, with project messaging drawing from regional cultural references. The approach was aimed at strengthening engagement with prospective homebuyers by emphasising familiarity and community identity within the offering.
Swarajya is part of the My First Home initiative, under which similar projects have been launched in other emerging locations. Previous developments in Kalyan recorded over 6,000 walk-ins, resulting in more than 1,100 unit sales within 30 days and generating revenue of INR 220 crore. A project in Shil Phata reported over 5,500 walk-ins, with more than 1,200 units sold within 14 days, achieving revenue of INR 300 crore.
The project's launch was supported by a multi-channel outreach campaign targeting key catchment areas. This included over 75 outdoor hoardings, 275 kiosks, and more than 100 railway display boards, along with bus branding and radio promotions. Digital engagement also contributed to visibility, with video content on online platforms recording over 760,000 cumulative views and social media campaigns generating several million impressions across platforms.
A senior executive at The Guardians Real Estate Advisory indicated that the project's performance was influenced by its targeted positioning and the alignment of its messaging with local buyer preferences. The approach focused on improving conversion efficiency rather than only increasing enquiries, which was reflected in the booking numbers.
Dombivli has been witnessing steady residential growth within the Mumbai Metropolitan Region, supported by relatively affordable property prices and ongoing improvements in connectivity and infrastructure. The micro-market has attracted interest from first-time homebuyers as well as buyers seeking long-term value in emerging suburban locations.
The early traction seen at the Swarajya project highlights continued demand in the affordable housing segment, particularly in peripheral markets where pricing remains accessible and supply is aligned with entry-level homebuyer requirements.
